Hendricks & Partners paid $16.7 million for the 196-unit Park Place Apartments community at 300 W. 2nd St. in Santa Ana. Melinda Russell of Hendricks & Partners represented the buyer and the undisclosed seller.
California Southwest Insurance, a property casualty firm, bought an office building at 21 Orchard in Lake Forest for $1.7 million. Ralph Simmonds of Simmonds Realty Group Inc. represented California Southwest. John Marchiorlatti of CB Richard Ellis represented the undisclosed seller.
Burke Real Estate Group sold eight out of nine freestanding buildings at the Burke Santa Ana Business Park in Santa Ana. Hardwood manufacturer, Lomax Associates LLC and its Austin Hardwood Inc. bought the 43,484-square-foot building 1 at 610 N. Santiago. Kirk T. Buttermore, specializing in pool supplies, purchased the 35,265-square-foot building 2 at 620 N. Santiago. The 25,150-square-foot building 5 at 811 N. Poinsettia was acquired by Robert J. Adams of Adams Iron. Controlled Motion Solutions, a supplier of hydraulic and pneumatic systems and parts, purchased the 15,212-square-foot building 6 at 911 N. Poinsettia. The 14,348-square-foot building 7 at 921 N. Poinsettia was bought by Caribou Industries, an investment company owned by Mike Harrah. Sisters of St. Joseph acquired the 10,200-square-foot building 9 at 810 N. Poinsettia. Building 10 with 7,900 square feet at 820 N. Poinsettia was acquired by electronics importer/ exporter W & Y; Property Inc. Tyler Pollack of Burke Real Estate Group and Gregory Ozimec and Michael Hefner of Voit Commercial Brokerage closed the above transactions.
Vagadia sold 12 townhouse units in Whittier to Ross Family Trust for $1.3 million. Earle Hyman of Marcus & Millichap represented Ross Family. Jon Mitchell and Mike Marcus of Marcus & Millichap’s Newport Beach office represented Vagadia.
Andersen Holding & Investment Co. sold a 11,200-square-foot industrial building at 1837 N. Neville St. in Orange for $1.1 million. Forrest Wylder and Tom McAllister of CB Richard Ellis’ Anaheim office represented Anderson. The buyer wasn’t disclosed.
Awais Gauhar paid $500,000 to Kenneth Raymond Todak for a 5,850-square-foot industrial building in Corona. Tom McAllister and Dan Powers of CB Richard Ellis’ Anaheim office represented both parties.
Aldrich & Stark LLC of Santa Monica acquired the 30-unit Aldrich-Stark Apartments in Huntington Beach from Aldrich and Stark Associates for $3.3 million. Gary Tolfa of Investment Property Group of Newport Beach represented the buyer. Kurt Bierschenk of the Bierschenk Group represented the seller.

LSA Inc., an engineering firm, expanded and consolidated its Irvine headquarters into a 21,325-square-foot office space at 20 Executive Park in Irvine. The 10-year pact was valued more than $5 million. Ralph Simmonds of Simmonds Realty Group Inc. represented LSA. Rick Wandrocke of The Irvine Company represented the landlord.
SearchWest Inc., and executive placement firm, renewed its lease at 750 City Drive in Orange for five years. Ralph Simmonds of Simmonds Realty Group Inc. represented SearchWest. Mark Friend of CB Richard Ellis represented undisclosed landlord.
USI Holdings, an insurance brokerage firm, expanded its space at 29-A Technology in the Irvine Spectrum in Irvine by 8,000 square feet. Ralph Simmonds of Simmonds Realty Group Inc. represented USI. Sam Olmstead of Voit Commercial represented the undisclosed landlord.
Affinity Bank leased 7,257 square feet in Redhill Centre at 3187 Red Hill Ave. in Costa Mesa from The John R. Saunders Trust. The five-year pact was valued at $850,000. Ventura-based Affinity Bank is growing with branches in Irvine, San Francisco and Pacific Palisades. Alex Hayden of CB Richard Ellis’ Newport Beach office represented Affinity Bank. Phil Cohen and Simon Dillon of CB Richard Ellis’ Newport Beach represented the landlord.
