REAL ESTATE DEALS

UBS Global Asset Management Real Estate, representing an investment fund, paid $91.5 million to Trammell Crow Co. for the 278-unit Alexan Pacific Grove apartments at 3099 W. Chapman Ave. in Orange. Earlier, Hovnanian Enterprises Inc.’s K. Hovnanian had planned to market the apartments as condominiums. The apartments sold for $329,137 each. Mary Ann King and Brett Betzler of Moran & Co. represented the seller.

Lake Forest Associates Inc., a unit of ING Clarion, paid $14.3 million to Lake Street Advisors for a 71,656-square-foot research and development building at 26111 Enterprise Way in Lake Forest. The building sold for about $200 per square foot. Matsushita Electric Industrial Co.’s Panasonic Aviation Corp. occupies the building, making audio and visual displays for aircraft. Clyde Stauff of Colliers International in Anaheim and Michael Hartel of Colliers International in Irvine represented both parties.

Newport Beach-based video game developer Foundation 9 Entertainment subleased 57,016 square feet of office space at 17600 Gillette Ave. in Irvine. The 10-year deal is valued at $10 million. Wade Clark and Ronda Clark of The Staubach Co. represented Foundation 9, which came about in early 2005 with the combination of Newport Beach-based developer Collective Inc. with Backbone Entertainment of Emeryville. Myron Galchutt and Hank Kobrin with Newmark Knight Frank represented sublessor Foote, Cone & Belding.

College Community Services LLC leased 8,814 square feet of office space at 1615 N. French St. in Santa Ana. The 2.5-year lease is valued at $355,000. Wally Courtney of Paul Kott Realtors represented College Community Services. Arati Clarke & John Bral of Venture Real Estate Group represented landlord Mary F. Baccaro Trust.

Data Plus Communications leased a 5,981-square-foot industrial building at 1400 W. Lambert Road in Brea. The five-year deal is valued at $311,000. Rob Leiter of Lee & Associates Commercial Real Estate Services Inc. in Orange represented Data Plus and landlord Alvarez Family Partnership.
