SALES


Meridian Value Partners LLC paid $9.3 million to Arbors Tenant in Common Group for a 50,812-square-foot office complex at 2101 E. Fourth St. in Santa Ana. The two-building property sold for $183 per square foot. Ryan Gallagher of Grubb & Ellis Co. represented the buyer. Greenwood & McKenzie represented the seller.

Irvine-based Global Premier Development paid $1.9 million to an undisclosed Corona del Mar seller for a 12-unit, 36,000-square-foot apartment complex at 508 to 512 Wilhelmina in Anaheim. The apartments sold for $158 million apiece. The land is slated for redevelopment for 40-plus low-income apartments. Pat Swanson of Sperry Van Ness represented the buyer. The seller represented itself.

Charles and Rory McWilliams paid $1.7 million to MJJ Partners for a 10,401-square-foot industrial building at 2821 E. Gretta Lane in Anaheim. The building sold for $163 per square foot. Mark Sonefeldt and John Oden of Ashwill Associates Commercial Real Estate represented the buyer. Jeff Read and Greg Osborne of Grubb & Ellis represented the seller.

RMD So-Cal Properties LLC paid $1.7 million to Adams Family Trust for a 10,030-square-foot industrial building at 565 W. Explorer St. in Brea. The building sold for $169 per square foot. Century 21-Jervis & Associates represented the buyer. Troy William and Mark Gleason of Grubb & Ellis represented the seller.

An undisclosed buyer from Laguna Beach paid $1.7 million to an undisclosed seller from Newport Beach for an eight-unit apartment complex at 132 to 136 E. Bay St. in Costa Mesa. The apartments sold $211,250 each. Pat Swanson of Sperry Van Ness represented the seller.

Balineco LLC paid $1.5 million to Shawn Mirnezam and Majid Nematollah for a 7,223-square-foot building at 1340 N. Hancock St. in Anaheim. GVA Daum Commercial Real Estate Services represented the buyer. The building sold for nearly $208 per square foot. Greg Osborne of Grubb & Ellis represented the seller.

Jamboree Housing Corp. paid $1.15 million to a private investor for a five-unit apartment building at 17362 Koledo Lane in Huntington Beach. The apartments sold for $230,000 each. Roger Kinoshita of Grubb & Ellis represented both parties.

SLT Properties LLC paid $1 million to D/C Thomas Family Trust for a 3,851-square-foot office building at 301 N. Rampart St. in Orange. The building sold for about $275 per square foot. David Giglio and Lori Smith of Grubb & Ellis represented the buyer. Brian Doner of GVA Daum represented the seller.

601 W. Dyer Road LLC paid an undisclosed amount to RIF III-Dyer Road LLC for a 183,571-square-foot industrial building at 601 W. Dyer Road in Santa Ana. Kevin Turner and Michael Hartel of Voit Commercial Brokerage LP represented both parties.


LEASES


Behr Process Corp., part of Michigan’s Masco Corp., signed a six-year lease for a 223,560-square-foot industrial building at 1995 Standard Ave. in Santa Ana. Terms weren’t disclosed. Kevin Turner of Voit Commercial Brokerage represented the tenant. Landlord PR I Santa Ana Industrial CA LLC RIF III-Dyer Road LLC represented itself.

Data storage products maker Silicon Systems leased 33,915 square feet of office space at 26840 Aliso Viejo Parkway at the Town Center Corporate Park in Aliso Viejo.

Veterinary Pet Insurance Co. leased an additional 21,321 square feet of office space and extended its lease on 7,259 square feet at 3040 and 3070 Saturn Street in Brea. The five-year lease is valued at $2.9 million. Veterinary Pet now occupies 78,000 square feet at Brea Corporate Park. Travis Boyd of Cushman & Wakefield Inc. represented the tenant. Bob Sattler and Jonmark Fabiano of Lee & Associates Commercial Real Estate Services Inc. represented landlord Brea Corporate Park.

Jack 9 Entertainment leased 12,500 square feet of office space at 5312 Bolsa Ave. in Huntington Beach. The three-year lease is valued at $593,448. Kevin Burger of Transtar Commercial represented the tenant. David Cox and Jeff Sutherlin from Cox Commercial Real Estate represented landlord Michaelson, Connor & Boul Inc.

H & R; Block Inc. renewed a lease at 18831 Von Karman Ave. in Irvine. The five-year lease is valued at $1.6 million. Stephen Pisarik of Colliers International represented the tenant. Chris Shea of Lee & Associates represented landlord 18831 Von Karman LLC.
