SALES

Oxford Spectrum Wilson LLC, a venture of Corona del Mar-based Oxford Industrial LLC; Spectrum Commercial Inc. of Aliso Viejo; and Don Wilson Builders of Torrance, paid $24 million to California Rosen LLC for Pacific Park Plaza, a 134,000-square-foot business Park in Aliso Viejo. Jan-Erik Palm of Spectrum Commercial represented both parties.

Rockfield Capital paid $14.7 million to Equity Office Properties for a six-story, 95,071-square-foot office building at 7777 Center Ave. in Huntington Beach. The building is 96% full. Both parties represented themselves.

Hunt Enterprises of Los Angeles paid $10.6 million to an unnamed Southern California partnership for the 78-unit Tustin Gardens Apartments at 15811 Pasadena Ave. in Tustin. Joseph Berkson and Reza Ghaffari of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

An unnamed private investor paid $8.3 million to Westminster-based construction products maker Don De Cristo Concrete Accessories Inc. for the company’s 102,200-square-foot headquarters and industrial building at 15172 Goldenwest Circle in Westminster. Don De Cristo plans to lease back the facility for five years. John Salmon of Professional Real Estate Services represented Don De Cristo. Coldwell Banker Commercial represented the buyer.

Architectural, engineering and construction management company The Owen Group paid $2.4 million to Irvine-based Centon Electronics Inc. for an 18,840-square-foot research and development building at 20 Morgan Ave. in the Irvine Spectrum. Owen is relocating from elsewhere in the Spectrum. Tony Gleason of Voit Commercial Brokerage represented the buyer. Keff Carr and Greg Haly of CB Richard Ellis Inc. represented the seller.

Two San Diego investors paid $2.3 million to an unnamed Orange County seller for the 44-room Ocean View Inn and Suites at 1301 N. El Camino Real in San Clemente. Steve Patel of Coldwell Banker represented both parties.

Defense electronics maker Computer Systems Technical Support Inc. paid $1.8 million to Voit Development Co. for a new 23,144-square-foot industrial building at 735 Challenger St. in Brea. The company plans to move from Anaheim. Tad Garabedian of Ashwill Associates Inc. represented Computer Systems Technical Support. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller.

Richard Sage paid $894,600 to Voit Development for a 4,473-square-foot office building at 27782 El Lazo Road in Laguna Beach. Allen Lemuz of PA Lemuz Realty represented Sage. Robert Socci, Joe Miller, and Louis Tomaselli of Voit Commercial Brokerage represented the seller.

Aviation consultant Mestre Greve Associates paid $777,163 to Voit Development for a 3,935-square-foot-office building at 27812 El Lazo Road in Laguna Beach. Karen Sunday of Karen Sunday & Associates represented the buyer. Robert Socci, Joe Miller and Louis Tomaselli of Voit Commercial Brokerage represented the seller.

LEASES

Restaurant supplies wholesaler Restaurant Depot, part of College Point, N.Y.-based Jetro Cash & Carry Enterprises, leased a 61,153-square-foot industrial building at 1265 N. Kraemer Blvd. in Anaheim for 15 years in a deal valued at $7.5 million. Restaurant Depot plans to move its Western regional headquarters to the site and operate a restaurant supplies store there. David Knowlton of NAI Capital Commercial Real Estate represented Restaurant Depot. Jeff Denning of DSA Commercial Real Estate Group represented landlord Spriggs Family Trust.

Construction litigation law firm Kasdan, Simonds, Riley & Vaughan renewed and expanded its lease for a total of 20,025 square feet of office space at 2600 Michelson Drive in Irvine. The firm added 5,025 square feet to its original 15,000-square-foot lease in a six-year deal valued at $3.2 million. Michael Dorsey of Grubb & Ellis represented the tenant. Tim Marchal of landlord Equity Office Properties represented his company.

Brookfield Homes, the homebuilding arm of Toronto’s Brookfield Properties Corp. that’s being spun off, extended its lease of 13,340 square feet of office space at the South Coast Corporate Center in Costa Mesa. The deal is valued at $1.6 million. The move consolidates Brookfield’s office into one space instead of two in the building. Kevin Bender of Insignia/ESG represented Brookfield. Landlord MetLife Inc. was represented by Rich Essen of Cushman & Wakefield Inc.

Firstline Security Systems leased 5,832 square feet at 1630 Sunkist St. in Anaheim. Terms weren’t disclosed. Firstline, which provides security systems to businesses, is set to move its headquarters from Monrovia in August. George Chelius and David Howard of Resource Commercial Real Estate Inc. represented Firstline. Steve Schaner of Grubb and Ellis represented landlord RREEF.
