An unnamed private investor paid $9.5 million to undisclosed private seller for the 156,072-square-foot Buena Clinton Center at 12640 Westminster Blvd. in Garden Grove. The building is 75% full. Gary Stache, Mark Larson, Pat Scruggs, Brad Bierbaum and Bob Goodmanson of CB Richard Ellis Services Inc. represented both parties.
Valley View Office Park LLC paid $8.2 million to Atrium Properties LLC for the 67,245-square-foot office building at 12062 Valley View St. in Garden Grove. Mike Meisenbach with Lee & Associates Commercial Real Estate Services represented the buyer. Michael Lawrence with Marcus & Millichap Real Estate Investment Brokerage Co. represented the seller.
Irvine-based Layton-Belling & Associates paid $7.2 million to Glenborough Realty Trust Inc. for the 106,232-square-foot building at 1150 N. Gum Road in Anaheim. Kevin Shannon, Mike Finley and Troy Williams of Grubb & Ellis Co. represented both parties.
Jay Ku paid $5.3 million to Woodside Investment for the LA Fitness Sports Club building at 10105 Talbert Ave. in Fountain Valley. Mehran Foroughi of Sperry Van Ness represented both parties.
GE Park Pointe LLC paid $4.5 million to Park Pointe LLC for Park Pointe Center at 23641 to 23691 Via Linda in Mission Viejo. Fouy Ly of Sperry Van Ness represented both parties.
John and Pat Collins paid $4.3 million to Newport Beach-based CT Realty Corp. for the 34,085-square-foot office building at 2000 East St. in Santa Ana. Orange-based TCI Properties paid $2.7 million to Amir H. Shahandeh for 25,184 square feet of office space at 1475 S. State College Blvd. in Anaheim. Tom Abel of CB Richard Ellis represented the seller.
Anaheim-based commercial painter Sanders & Wohrman Corp. paid $1.1 million to the Wilkinson Trust of Santa Ana for the 11,000-square-foot industrial building at 701 Poplar St. in Orange. Chris Migliori of DAUM Commercial Real Estate Services represented the buyer. Allen Buchanan of Lee & Associates represented the seller.
Maple Brothers paid $1.6 million to Burke Via De Anza for a 13,332-square-foot industrial building at 26381 Via De Anza in San Juan Capistrano. Robert Leiter, Guy LaFerrara and Mike Baker of Lee & Associates represented both parties.
Nelson and Martha Brewart paid $1 million to Durant Street Investors LLC for the 16-unit Durant Street Apartments at 1402 N. Durant Street in Santa Ana. Rick Applebaum of Morgan Skenderian Investment Real Estate Group represented both parties.

Pacific Coast Funding leased 31,425 square feet of office space at 410 Exchange in Irvine. The deal is valued at $2.6 million. Chris Latta and JonMark Fabiano of Lee & Associates represented Pacific Coast. Landlord The Irvine Company represented itself.
Sprint Corp.’s wireless arm renewed its lease for 56,638 square feet at 18200 Von Karman Ave. in Irvine in a five-year deal valued at $8 million. Herb Hafter and Ryan Cunningham of Jones Lang LaSalle Inc. represented Sprint. Greg May and David Girty with Transwestern Commercial Services in Irvine represented the landlords, Transwestern Commercial Services and CIGNA.
An undisclosed tenant leased 21,963 square feet of manufacturing space at 556 Vanguard Way in Brea from AMB Institutional Alliance Fund II LP. The five-year lease was valued at $716,000. Ben Seybold, Zach Niles and Steve Batcheller of CB Richard Ellis represented the landlord.
