Garden Grove-based XL Fire Protection Co., a fire sprinkler contractor, paid $1.5 million to Patricia B. Langlin for a 23,889-square-foot industrial building at 3020-3022 Hesperian Way in Santa Ana. The company plans to occupy the building, which includes more than 6,000 square feet of office space. Darin McDonald of CB Richard Ellis Service Inc. represented XL Fire Protection. Troy Williams and Jeff Read represented the seller.

Private investors David and Peggy Long Yet paid $4 million to CIM/Superblocks for a 15,558-square-foot facility at the Birch Street Promenade at 120 S. Brea Blvd. in Brea. Nicholas Coo and Carlos Lopez of Faris Lee Investments represented CIM/Superblocks. The buyers were represented by Rich Heine of Peninsula Real Estate.

William and Jinx Hansen paid $468,000 to Angela and Kevin Houlas for a 2,113-square-foot office building at 2526 Newport Ave. in Newport Beach. Pam White of Newport Harbor Properties represented the sellers. Mariko Beaver of San Francisco-based GVA Beitler Commercial represented the Hansens.

LEASES

San Francisco-based law firm Laughlin, Falbo, Levy, & Moresi LLP, which specializes in worker’s compensation defense, leased 21,111 square feet of office space at Stadium Gateway at 1900 S. State College Blvd. in Anaheim. The 10-year deal is valued at $5.5 million. Greg Brown and David Dowd of Cushman & Wakefield Inc. represented landlord HPMC Stadium Gateway Associates LLC. Kevin Delehanty of Colliers International in San Francisco represented the tenant.

Go Motors, a seller of automotive engines, leased an 11,000-square-foot facility at 1271 Sunshine Way in Anaheim in a five-year deal valued at $470,000. Denny Pender of the National Howard Group Inc. represented Go Motors. Rick Ellison of Cushman & Wakefield represented the undisclosed landlord.

General Grinding Inc. leased 25,000 square feet at 15100 Valley View Ave. in La Mirada for 12 years in a deal valued at $1.5 million. Sam Chu and Jim Kuhne of CB Richard Ellis represented General Grinding. Tom Dorman, Tucker Brown and Garrett Carter, also with CB Richard Ellis, represented owner Maple Brothers Industrial Co.
