San Diego-based pension fund adviser Washington Capital Management Inc. paid $42 million to San Juan Capistrano-based Birtcher Anderson Realty LLC for the 100,000-square-foot retail and office center Plaza del Lago at 27752 Vista del Lago in Mission Viejo. The center is nearly full. Dixie Walker and Charley Simpson of Grubb & Ellis Co. represented both parties.

An undisclosed buyer paid $7.4 million to NNN Pacific Corporate Park 1 for 36,675 square feet of office space at 25371 Commercentre Drive in Lake Forest. Steve Economos, George Economos and Geoff DeWolf of NAI Capital Commercial Real Estate Services represented the buyer. Adam Wicker of Lee & Associates Commercial Real Estate Services represented the seller.

Millianni LLC paid $6.4 million to Warren and Peggy Wincorn for a 19,500-square-foot retail center at 18533 to 18549 Yorba Linda Blvd. in Yorba Linda. The one-story strip center is on 1.8 acres and is full. Peter Ioannou of Marcus & Millichap Corporate Real Estate Services Co. represented the buyer. George Arce of Centers Dynamic Inc. represented the sellers.

South El Monte Venture II LP paid $6.3 million to Cypress Corporate Park LLC for a 67,000-square-foot building in the Cypress Corporate Park at 10741 Walker St. in Cypress. The flex-tech building is on 3.7 acres. Brian DeRevere and Bob Goodmanson of CB Richard Ellis Group Inc. represented the seller.

Santana-Hesenflow Partnership paid $5.3 million to Burke Huntington Beach LLC for the 39,550-square-foot industrial building at 5250 Rancho Road in Huntington Beach. Darin McDonald and Ted Sawyer of Lee & Associates represented the buyer. Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented the seller.

205 S. Western LLC paid $3.5 million to an undisclosed seller for a 20-unit apartment community at 205 S. Western Ave. in Anaheim. Gary Pesner of Sperry Van Ness represented the buyer. The seller, a family trust from Spring, Texas, represented itself.

Seidner Trading Co. paid $1.5 million to Gin-Jo Corp. for a 9,646-square-foot industrial building at 5381 to 5391 Oceanus Drive in Huntington Beach. Michael Lawrence and Kevin McNeil of Marcus & Millichap represented both parties.

Larry Mitchell paid $1 million to Voit Anaheim Industrial, part of Woodland Hills-based Voit Cos., for a 5,980-square-foot industrial building at 1500 Harmony Circle in Anaheim. Bryan Miller and David Williams of Lee & Associates represented the buyer. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage LP represented itself.

Conquest America Inc. leased 20,067 square feet of office space at Park Tower at 200 W. Santa Ana Blvd. in Santa Ana. The six-year deal is valued at $2.7 million. Adam Boskovich of Orion Property Partners represented the tenant. Gil Marrero of Voit Commercial Brokerage represented landlord Birtcher Anderson Realty.

Dr. Omid Vesal leased 4,122 square feet of office space at 2500 Alton Parkway in Irvine. The 10-year lease is valued at $1.5 million. Stefan Rodgers of Voit Commercial Brokerage represented the tenant. Mariko Beaver of Venture Real Estate represented landlord Waterworks Partners II LLC.
