Costa Mesa-based Cardinal Development Co. paid $2.8 million to Metal Powder Products Co. for a 45,250-square-foot industrial building at 5500 E. La Palma Ave. in Anaheim. Ben Seybold of CB Richard Ellis Services Inc. represented both parties.

Original Parts Group Inc. sold a 16,300-squre-foot industrial building at 17892 Gothard St. in Huntington Beach for $1.5 million to an undisclosed buyer. Bill Thomas of Commercial Properties represented Original Parts. In a separate deal, Original Parts paid $3.8 million to Bolsa Street Partners for a 45,300-square-foot building at 5252 Bolsa Ave. in Huntington Beach. Chris Migliori of Daum Corp. represented the seller. Original Parts was represented by Bill Thomas of Commercial Properties.

Orange Avenue 7 et al. paid $1.1 million to the Charles J. Vaughan 1981 Trust of Costa Mesa for a seven-unit apartment complex at 2677 Orange Ave. in Costa Mesa. Steven C. Brombal of Hendricks & Partners negotiated the deal.

Caston S. Dalon paid $850,000 to 6925 Aragon LLC for an 11,586-square-foot industrial building at 6925 Aragon Circle in Buena Park. Tom Mulrooney of Ashwill Associates Commercial Real Estate Services Company-North Orange County Inc. represented the buyer. Jim Kuhne and Sam Chu of CB Richard Ellis represented seller Aragon LLC.

Sunny Hills Management Co. bought a five-story office building at 6131 Orangethorpe Ave. in Buena Park. Terms weren’t disclosed. The 168,688-square-foot building was renamed Centerpark Plaza. Sunny Hills’ Donald Lam represented his company, which took title under the name 6131 Orangethorpe LLC. Sandy Nalle with CB Richard Ellis represented seller JC Penny Properties Inc.

LEASES

Focus Marketing signed a five-year lease for 40,734 square feet at 72 Fairbanks in Irvine for Mr. Product LLC, which works with inventors to develop and market new ideas. The space is at the Fairbanks Industrial Park in the Irvine Spectrum. The deal is valued at about $1.3 million. Landlord The Irvine Company was represented by its John Turner and Michael Hodges. Charles Winn, Dave Ryan and Casey Czapski of Collins Commercial Corp. represented Focus.

Canfield and Associates, a healthcare financial services firm, leased 37,000 square feet of office space at Anaheim’s Stadium Gateway at 1900 S. State College Blvd. for seven years. The deal is valued at about $6.2 million. Ralph Simmonds of Simmonds Realty represented Canfield. Greg Brown and David Dowd of Cushman & Wakefield represented landlord HPMC Stadium Gateway Associates LLC.

The North Orange County Regional Occupational Program, which offers career and technical training, signed a five-year lease for a 26,631-square-foot building at 385-405 N. Muller Ave. in Anaheim. The deal is valued at about $1.4 million. Bob Engen of Lee & Associates Commercial Real Estate Services represented the tenant. L.R. Sanders and Shawn Kelter of Grubb & Ellis Co. represented landlord Crescent Corporate Center LLC.

William Hezmalhalch Architects Inc., which specializes in land planning and neighborhood design, leased 26,000 square feet of office space at 2850 S. Red Hill Ave. in Santa Ana. The five-year deal is valued at $3 million. Kim Calabrano of The Staubach Co. represented William Hezmalhalch. Chris Deason and Mark Sigler of Voit Commercial Brokerage represented landlord P.J. Livingston Family Partnership.

El Pollo Loco Inc. renewed a lease for 18,000 square feet of office space at 3333 Michelson Drive in Irvine from Jamboree LLC. The space serves as the fast-food chain’s headquarters. The five-year deal is valued at about $2.4 million. Ralph Simmonds of Simmonds Realty Group Inc. represented El Pollo Loco. Janine Padia of landlord Jamboree represented her company.

Risk Placement Services Inc., a wholesale insurance broker, signed a five-year lease with Arden Realty Inc. for 5,604 square feet of office space at 701 S. Parker St. in Orange. The deal is valued at about $625,000. Jeffrey Osborn of Cushman & Wakefield Inc. represented the tenant. Greg Brown of Cushman & Wakefield represented the landlord.
