Los Angeles-based Commercial Ventures Inc. paid $23.2 million to The Werdin Corp. of Newport Beach for the 156,854-square-foot Waters at Creekside office park at 2900 Bristol St. in Costa Mesa. Jeff Hanson and Ryan Gallagher of Grubb & Ellis Co. represented both parties.
United Dominion Realty Trust Inc. paid $14 million to Pacific Property Co. for the 104-unit, 88,016-square-foot Missions at Back Bay apartment complex. John Walsh of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.
Irvine-based CIP Real Estate Property Services paid $10.6 million to Equity Office Properties Trust for three office buildings totaling 67,557 square feet at 19712, 19722 and 19732 MacArthur Blvd. in Irvine. Robert E. Griffith and Jon E. Nesbitt of Cushman & Wakefield Inc. represented Equity. CIP represented itself.
Wohl Investments paid $4.8 million to Long Beach-based Ducommun Inc.’s American Electronics unit for a 102,000-square-foot industrial building at 1600 Valencia Ave. in Fullerton. David Prior and Todd Taugner of The Klabin Co. represented the seller. Greg Onimeck of Voit Commercial Brokerage represented Wohl Investments.
Auto accessory supplier Express Systems Inc. paid $1.7 million to Goddard JP/PI LLC for an 8,992-square-foot industrial building at 200 Goddard in Irvine. Nate Pivaroff, Mark Jerue and Craig Fitterer of Lee & Associates Commercial Real Estate Services Inc. represented Express Systems. Stan Mullin of Grubb & Ellis represented Goddard.
Joseph R. Stack CPA Accountancy Corp. paid $1.5 to WMC Investments LLC for a 4,600-square-foot office building at 430 32nd St. in Newport Beach. Roger Niez, Dave Bueche and Eric Bissar of Sperry Van Ness represented the seller. Tony Shaw of Seaside Realty represented the buyer.
Peter W. Evans paid $1.1 million to the Magilavy Family Trust of 6/5/89 of Newport Beach for a four-unit apartment building at 1405 Clay St. in Newport Beach. Steven Brombal of Hendricks & Partners represented both parties.

Los Alamitos-based Los Altos Trophy Inc. leased 40,380 square feet of industrial space at 10731 Walker in Cypress. Financial terms weren’t disclosed. Dan Kruse and John Hatzis of Lee & Associates represented the tenant. Brian DeRevere, Bob Goodmanson and Rick McGeagh of CB Richard Ellis Inc. represented landlord RREEF.
Los Angeles-based Oakwood Corporate Housing leased a 22,718-square-foot industrial building at 7622 Woodwind Drive in Huntington Beach for eight years in a deal valued at $1.2 million. Hans Mumper of USAA Realty represented Oakwood. Jeff Williams and Michael Bouma of Voit Commercial Brokerage represented landlord La Quinta Development.
Axis Automotive leased 20,941 square feet of industrial space at 7612 Woodwind Drive in Huntington Beach for five years in a deal valued at $845,000.
