SALES

Bake Orchard Partners LLC purchased a 185,434-square-foot parcel on Rancho Parkway in Lake Forest from Turner Development Corp. for $2.9 million. Bake Orchard plans to build three flex buildings on the site. John Griffin and Trent Walker of Voit Commercial Brokerage’s Irvine office, and Louis Tomaselli of Voit Commercial Brokerage’s Anaheim Metro office represented both parties.

Turner Investment Corp. bought the 38,655-square-foot Monroe Industrial Park at 700-720 Monroe Way in Placentia from CT Realty Corp. for $2 million. Steve Frey of Frey Investments represented Turner. Johnny Eubanks of Lee & Associates-Orange represented CT Realty.

POP Partners LLC bought a 30,980-square-foot industrial building at 300-322 N. Orange Ave. in Brea from Campbell & Shafer for $1.5 million. Robert Leiter of Lee & Associates-Orange represented both parties.

Biolase Technology Inc. purchased a 23,280-square-foot industrial building at 981 Calle Amanecer in San Clemente from CT Realty Corp. for $2 million. Jay Mast, Dean Krieger and Kurt Bruggeman of Lee & Associates’ Irvine Spectrum office represented both parties.

Pan Pacific Retail Properties Trust bought the 105,085-square-foot Sycamore Plaza in Anaheim from Heitman Capital Management Corp. for $7.4 million. Greg Herbert and Jeff Hanson of Grubb & Ellis’ Newport Beach office represented both parties.

A private investor bought the 72,000-square-foot Sierra Crest Center in Santa Clarita from Tokai Bank of California for $6.1 million. Greg Herbert and Jeff Hanson of Grubb & Ellis’ Newport Beach office represented both parties.

H.P. Chen purchased an 8.96-acre parcel in Santa Ana from Boris Jochai Trust for $1.1 million. Shan Lee of Daum Commercial Real Estate Services’ city of Industry office represented Chen. Art Romandy of Daum’s Anaheim office represented the trust.

Hart Advisors, Boston, acquired an expanded building on Kraemer Boulevard from Proficiency Capital for $18 million. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage’s Anaheim Metro office represented both parties.

Hopkins Real Estate Group bought a 110,000-square-foot building at 17461 Derian Ave. in Irvine from Essex Property Trust. Both parties represented themselves.

Touchstone Investments in Newport Beach acquired the 63,700-square-foot Old Grove Road Office Center in San Diego from the estate of James Campbell for $7.5 million. Kathleen Howard of Capital Commercial’s Newport Beach office represented Touchstone. Nick Pysllos and Chris Pascale of CB Richard Ellis represented the estate.

TVA Fire and Life Safety Inc. leased a 2,524-square-foot office space at 22800 Savi Ranch Parkway in Yorba Linda from KSBC LLC. The three-year lease was valued at $0.1 million. Brian Doner of Daum Commercial Real Estate Services’ Anaheim office represented TVA. Voit Commercial Real Estate represented KSBC.

Hallett & McCormick leased a 2,524-square-foot office space at 5101 E. La Palma Ave. in Anaheim from Kilroy Realty Corp. The three-year lease was valued at $0.1 million. Brian Doner of Daum Commercial Real Estate Services’ Anaheim office represented Hallet & McCormick. Voit Commercial Real Estate represented Kilroy.

Surface Mount Distribution Inc. leased a 25,745-square-foot industrial building at 1 Oldfield in Irvine from Rockfield Investments Inc. for $1.4 million. John Suggs of Grubb & Ellis in Newport Beach represented Surface Mount Distribution. Christine Bowen and John Matus of Lee & Associates’ Irvine Spectrum office represented Rockfield.

AMF Electronics subleased a 58,303-square-foot industrial building at 12442 Knott Ave. in Garden Grove from Hollingsead International Corp. The 44-month sublease was valued at $1.6 million. Dave Desper of CB Richard Ellis-Newport represented AMF. Elizabeth A. Hughes of Lee & Associates-Orange represented Hollingsead International.

American Classic leased a 5,150-square-foot office building at 2040 Yale St. in Santa Ana from Snow-Wyne Partnership for $0.1 million. Sharon Opyrchal of Daum Commercial Real Estate Services’ Anaheim office represented American Classic. Lee & Associates represented Snow-Wyne.

Roche-Bobois leased a 5,700-square-foot space at 3060 Bristol St. in Costa Mesa from Butcher-Hietbrink Properties. Kevin Kennedy of NAI Capital Commercial represented both parties.

Timber Mountain Hardwoods Inc. leased an 80,101-square-foot space at 12552 Western Ave. in Garden Grove from Deutsch Realty. The five-year lease was valued at $2 million. Steve Schloemer of The Seeley Co. represented Timber Mountain. David Hess, Jeff Chiate and Rick Ellison of Cushman & Wakefield represented Deutsch.


OTHER

Dwyer-Curlett & Co.’s Orange County regional office arranged financing for the following: $4.2 million through The Guardian Life Insurance Co. of America for two industrial buildings in Ontario; $4.5 million through Jefferson-Pilot Life Insurance Co. for a mixed-use business park in Whittier; $4.5 million through American Express Financial Corp. for a retail center at 700-810 E. Imperial Highway in Brea; $1.1 million through The Canada Life Assurance Co. for an industrial building in Carson; $2 million through Jefferson-Pilot for the acquisition of an industrial building in Riverside; $5.6 million through Nationwide Life Insurance Co. for an industrial building in Vernon.
