REAL ESTATE DEALS

An unnamed buyer paid $39.7 million to BPG Properties Ltd. for the 145,761-square-foot Paychex Building at 200 E. Sandpointe Ave. in Santa Ana. The eight-story office building in the Hutton Centre sold for $272 per square foot. Bob Smith and Mike Kane of the Newport Beach office of CB Richard Ellis Group Inc. represented the seller.

Maguire Properties Inc. in Los Angeles paid $11.7 million to Lowe Enterprises Real Estate Group for a 43,499-square-foot building at 130 S. State College Blvd. in Brea. The office building sold for $270 per square foot. Rick Putnam and Jeffrey Cole of Cushman & Wakefield Inc. represented both parties.

RDM Properties Inc. paid $5.6 million to McGaw Property Management Inc. for a 38,400-square-foot warehouse and a 16,800-square-foot office building at 1211 McGaw Ave. in Irvine. The buildings sold for $101 per square foot. RDM plans to occupy both buildings. Philip Cohen of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Jeff Chiate, Todd Martens and Rick Ellison of Cushman & Wakefield represented the seller.

Falk & Hamblin Attorneys at Law paid $2.5 million to Lewis Properties Inc. for a 10,560-square-foot office building at 14772 Plaza Drive in Tustin. The building, which was Lewis Properties’ former headquarters, sold for nearly $237 per square foot. Keith Kropfl of Travers Realty represented the buyer. Greg Sargenti, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented the seller.

Imperial Sprinkler Supply paid $2.2 million to Four Score Properties LLC for an 11,280-square-foot industrial building at 3402 W. Harvard St. in Santa Ana. The warehouse sold for $200 per square foot. Chris Migliori of GVA Daum Commercial Real Estate represented the buyer. Greg Velastegui of Voit Commercial Brokerage represented the seller.

Kathy Ying and Peter Chen paid $459,000 to NMP WA LLC for a 1,517-square-foot medical condominium at 408 S. Beach Blvd. in Anaheim. The condominium sold for $302 per square foot. Gary Peck of Century 21 Professionals represented the buyers. Judy Belland, Ron Mittens and Robert Kehiayan of Investment R/E Source Inc. represented the seller.

Gothic Moon Productions Inc. renewed its lease on a 33,692-square-foot building at 535 and 541 W. Palm Ave. in Orange. The value of the lease was $1.1 million. Greg Velastegui and Mike Hefner of Voit Commercial Brokerage represented the tenant and landlord, Chapman University.

Minnesota-based DDL Inc. leased a 10,100-square-foot building at 17371 Mount Wynne Circle in Fountain Valley. The five-year lease is valued at $612,000. Greg Velastegui of Voit Commercial Brokerage represented DDL and landlord 24-7 Internet Inc.

Command Security Corp. leased 2,001 square feet of office space at 2230 S. Fairview St. in Santa Ana. The two-year lease is valued at $55,032. Judy Belland, Mary Goss and Robert Kehiayan of Investment R/E Source represented Command Security. Damian Drab of Gildred Development Co. represented the landlord.
