Santa Ana-based Triple Net Properties LLC paid $22 million to Saturn Business Park Inc. for the 121,158-square-foot Saturn Business Park at 2929 E. Imperial Highway in Brea. Kevin Shannon, Scott Schumacher, Paul Perkins and Michael Moore of Grubb & Ellis Co. represented both parties.

Real Estate Partners Inc. paid $9 million to an undisclosed seller for a 75,600-square-foot research and development building in the Irvine Business Complex at 14402 Franklin Ave. in Tustin. The building is empty. Real Estate Partners represented itself. Andy Friedman of Industrial Properties represented the seller.

Point Center Financial Inc. paid $5.1 million to Todd Schiffman for the 33,868-square-foot flex-tech building at 7 Argonaut in Aliso Viejo. David Travis, Tim Walker and John Griffin of Voit Commercial Brokerage LP represented both parties.

Gelber Higgins Investments paid $2.9 million to the Monohan Family Trust for a 6,956-square-foot office building at 380 Glenneyre St. in Laguna Beach. Mark Christy of Prudential California Realty represented the buyer. John Reinhardt of Marcus & Millichap Real Estate Investment Brokerage Co. represented the seller.

Jason Moore paid $2.6 million to C & D; Shammas Realty for an 18,000-square-foot office building at 2865 Pacific Coast Highway in Corona del Mar. Jason Hanck of Hanck Commercial represented the buyer. Chris Deason and Mark Sigler of Voit Commercial Brokerage represented the seller.

Yorba Linda Electric Inc. paid $2.5 million to Edwin and Wanda May for the 19,357-square-foot building at 233 S. Berry St. in Brea. Robert Leiter of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

Newport Beach-based investor Greenlaw Partners LLC paid $2.4 million to Capital Reserve Advisors Inc. for a 7,150-square-foot office building at 4750 Von Karman Ave. in Newport Beach. Steve Economos, George Economos and Geoff DeWolf of NAI Capital Commercial Real Estate represented both parties.

Kuan-Jung Lin paid $2.3 million to Ronald E. Esles for the 13,912-square-foot building at 595 W. Lambert Road in Brea. The building is full. Douglas McCauley and Matthew Kipp of Marcus & Millichap represented both parties.

Louie Properties LP paid $2 million to a private investor group for a 12,547-square-foot building at 1465 N. Brasher St. in Anaheim. Greg Osborne of Grubb & Ellis represented the buyer. Mike Hefner of Voit Commercial Brokerage represented the seller.

William and Cynthia Taormina paid $1.7 million to Caledonia Living Trust for an 11,000-square-foot industrial facility at 1175 N. East St. in Anaheim. The building is home to Western Tool Supply, which early next year plans to move to 1201 E. Ball Road in Anaheim. Paul Kott of Paul Kott Realtors Inc. represented the buyers. Scott Seal and Chris Migliori of GVA Daum represented the seller.

Law firm Assanti & Associates LLP paid $1.5 million to Brookline Aliso Viejo LLC for a 6,302-square-foot office building at 33 Brookline in Aliso Viejo. The buyer is set to occupy the building. Jennifer Busch of Sperry Van Ness Asset Management & Leasing represented the buyer. Paul Root of Madison Street Partners represented the seller.

Datalok Co. leased 40,205 square feet of industrial space at 15551 Del Amo Ave. in Tustin. The five-year deal is valued at $2.8 million. John Griffin and Jeff Mitchell of Voit Commercial Brokerage represented Datalok and landlord Calwest Industrial Properties LLC.

Quad Inc. renewed its lease for 19,274 square feet of industrial space at 1174 N. Grove St. in Anaheim. The five-year deal is valued at $1.1 million. Quad Graphics is set to continue using the building for manufacturing. Melissa Bauer of Silver Springs Realty represented the tenant. Mike Hefner of Voit Commercial Brokerage represented the landlord Robert Stovall Family Ltd.

Pacer Communities Inc. leased 7,500 square feet of office space at 19600 Fairchild Road in Irvine. Wes Hunnicutt of Cresa Partners LLC represented the tenant. John Bendetti of landlord Equity Office Properties Trust represented his company.
