Gabriele Macaroni Co. paid $4.2 million to Bolognese Family LP for a 5,500-square-foot Denny’s restaurant building at 26712 Portola Parkway in Foothill Ranch. The building sold for $759 per square foot and a capitalization rate of 5.75%. Jon Selznick of Pacific Commercial Investments Inc. represented the seller, and Mike Millea of Marcus & Millichap Real Estate Investment Services represented the buyer.
A private family trust paid $2.8 million to LIA Associates LLC for a 19,684-square-foot industrial building at 1964 Corporate Way in Anaheim. Allen Buchanan of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Jeff Rinkov and Peter Bacci, also of Lee & Associates, represented the seller.
Several individuals and private investors purchased 11 properties at the Valencia Business Center at the intersection of East Valencia Drive and Sally Place in Fullerton. The industrial buildings ranged in size from 7,618 square feet to 13,810 square feet and sold for $1.5 million to $2.6 million each. Mike Hefner and Mike Vernick of Voit Commercial Brokerage LP represented the seller Magellan Group Inc. Hefner and Vernick also represented two of the buyers.
An undisclosed buyer paid $1.3 million to an undisclosed seller for a 6,332-square-foot industrial building at 23687 Via Del Rio in Yorba Linda. Dave Hunsaker and Chuck Noble of Lee & Associates represented the seller. Greg Johnson of Ashwill Associates Inc. represented the buyer.
LEASES
An undisclosed tenant leased 55,299 square feet in an industrial building at 24855 Corbit Place in Yorba Linda. The 10-year lease is valued at $4.2 million. Johnny Eubanks, Chuck Noble and Dave Hunsaker of Lee & Associates represented the undisclosed landlord. Craig Fitterer and Mark Jerue of Lee & Associates represented the tenant.
Kidnastics renewed its lease of 23,688 square feet of industrial space at 10712 Reagan in Los Alamitos. The three-year lease is valued at $680,000. Brad Miles of Inco Commercial Realty Inc. represented Kidnastics. Scott Smith of Lee & Associates represented landlord Centrifugal Casting Co.
ARS American Residential Services of California Inc. leased 14,000 square feet of industrial space at 740 N. Hariton Ave. in Orange. The five-year lease is valued at $747,600. Josh Reilly and Shaun McCullough of Charles Dunn Co. represented the tenant. Trico Realty Inc. represented landlord C & J; Turner Family Trust.
TBP/Architecture Inc. leased 13,538 square feet of office space at 4611 Teller Ave. in Newport Beach. The value of the 10-year lease was not disclosed. Don Yahn, Brett Swartzbaugh and Jason Ward of Cushman & Wakefield Inc. represented the tenant. Barry Saywitz of landlord Barry Saywitz Properties Two LP represented himself.
Bonnie, Hopkins & Bastardi LLP leased a 4,631-square-foot office at 180 N. Riverview Drive in Anaheim. The value of the five-year lease was not disclosed. Phil Fridd of Lee & Associates represented the tenant. Barry Walshe of Voit Commercial Brokerage represented landlord FKC Properties Inc.
Pho 99 Restaurants Inc. leased 2,119 square feet of retail space at 18010 Newhope St., Suite D in Fountain Valley. The 10-year lease is valued at $874,511. Ron Mittins and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. John Scruggs of Grubb & Ellis Co. represented landlord FV Showroom Partners I LLC.
