Clipper Investment Properties paid $10.3 million to Greenwood & McKenzie for a 42,098-square-foot office building at 30011 Ivy Glenn Drive in Laguna Niguel. The building sold for about $245 per square foot. George Economos and Ryan VanRensselar of NAI Capital represented both parties in the transaction.
A private investor paid $3.75 million to North Anaheim Associates for a 21,230-square-foot industrial building at 1265 N. Patt St. in Anaheim. The building, located in the North Anaheim Industrial Park, sold for $177 per square foot. Mike Hefner of Voit Commercial Brokerage LP represented the buyer. Jim deRegt and Brad Gilmer of Lee & Associates Commercial Real Estate Services represented the seller.
Biro Ventures LLC paid $2.27 million to CTF4-Brookhollow LLC for a 9,780-square-foot office building at 1526 E. Warner Ave. in Santa Ana. The building sold for $232 per square foot. Rodeo Realty Inc. represented the buyer. Bob Davis, Mark Larson, Greg Puccinelli and Scott Johnstone of Grubb & Ellis Co. represented the seller.
Kenneth Boden Living Trust paid $1.35 million to Turner Family Trust for a 5,440-square-foot industrial building at 13765 Alton Parkway in Irvine. The building sold for $248 per square foot. Dave Kluver and Nick Carey of Grubb & Ellis represented the buyer. Voit Commercial Brokerage represented the seller.
Brent Black paid $1.3 million to Guthrie Development Co. for a 5,865-square-foot building at 610 W. Lambert Road in Brea. The building sold for nearly $222 per square foot. Matt Didier of Grubb & Ellis represented the buyer. Voit Commercial Brokerage represented the seller.

Dreyers Grand Ice Cream Inc. leased a 47,583-square-foot distribution building at 2055 Main St. in Irvine. Terms of the seven-year lease were not disclosed. Andrew Morrow of Zuvich Corporate Advisors represented the tenant. Chip Wright and Nick Spatafore of CB Richard Ellis Group Inc. represented landlord Kilroy Realty.
Adventure Sports Inc., parent company of Flow International, renewed its lease on an 18,128-square-foot industrial building at 1021 Calle Recodo in San Clemente. Terms of the lease were not disclosed. Doug Mathews of Grubb & Ellis represented the tenant. Johnston Pacific Real Estate represented landlord Recodo Ltd. LP by Business Center Associates.
Surfrider Foundation leased 7,573 square feet of office space at 942 Calle Negocio in Sam Clemente. Terms of the seven-year lease were not disclosed. Scott Johnstone, Greg Puccinelli and Joe Woodka of Grubb & Ellis represented both parties in the transaction.
OC Smile leased 4,807 square feet of medical office space in at 1950 Sunnycrest Drive in Fullerton in the 84,918-square-foot Providence Center, which is set to open in May. Details of the 15-year lease were not disclosed. OC Smile plans to open two more offices in OC, one in Santa Ana and one in Mission Viejo. Lonnie Riddle and Brian Lim of Grubb & Ellis represented the tenant. Trish Mangold of Medical Realty Advisors represented landlord Accretive Laguna Partners.
