Newport Beach-based EMC Associates paid $5.8 million to The Timpte Family Trust for the four-building, 66,100-square-foot Coronado Simon Business Park at 3031 E. Coronado and 1220 to 1240 Simon Circle in Anaheim. The site is home to circuit board maker DDi Corp. Mike Hefner of Voit Commercial Brokerage represented the seller. EMC represented itself.
Fitch Industries paid $2.6 million to Lake Forest LLC for a 26,675-square-foot industrial building at 26801 Vista Terrace in Lake Forest. Mark Jerue and Ted Rommel of Lee & Associates Real Estate Services Inc. represented Fitch Industries. Tim Walker of Voit Commercial Brokerage represented the seller.
An undisclosed buyer paid $2.5 million to AC Industrial Properties LLC for a 19,271-square-foot research and development building at 3587 to 3589 N. Harbor Blvd. in Costa Mesa. Chris Migliori of Daum Commercial Real Estate represented AC Industrial Properties. Available Properties represented the buyer.
Garden Grove-based AQ Pharmaceuticals paid $1.4 million to Costa Mesa-based freight shipping company Nedrac Inc. for a 13,139-square-foot industrial building at 11555 Monarch St. in Garden Grove. Mike Bouma of Voit Commercial Brokerage represented the buyer. Wayne Lambert of Colliers Seeley International Inc. represented Nedrac.
Park La Palma Investment Co. paid $1.3 million to Turner Alton LLC for a 10,240-square-foot industrial building at 13845-A Alton Parkway in Irvine. Allen Buchanan of Lee & Associates represented the buyer. Mike Bouma of Voit Commercial Brokerage represented the seller.

North Orange County Regional Occupational Program paid an undisclosed sum to Crescent Corporate Center LLC for 27,131 square feet of office space at 385 and 405 N. Muller St. in Anaheim. Composite Technology Corp., a maker of conductors for electrical lines, leased a
105,120-square-foot industrial facility at 2026 McGaw Ave. in Irvine. The deal is valued at $10 million. Jeff Shepard of The Staubach Co. represented Composite. Frank Adler and Jeff Hirsch of Lee & Associates represented landlord CNH LLC.
Family Lending Services Inc. renewed its lease for 13,000-square-feet of office space and took another 17,000 square feet at 18581 Teller Ave. in Irvine. Terms weren’t disclosed. Terry B. Knapper of CB Richard Ellis Inc. represented the tenant. Landlord Equity Office Properties represented itself.
Trade show shipping company Transit Air Cargo Inc. subleased 19,872 square feet of industrial space at 14355 to 14381 Industry Circle in La Mirada for two years.
