Eagle Real Estate Group LLC paid $38 million to Bayport Crystal LP for the 402-unit Nova Bayport Apartments at 12051 Bayport St. in Garden Grove. Scott Davis and Mary Ann King with Moran & Co. represented both parties.

Davis Partners LLC paid $3.75 million to Newport Federal for the 39,551-square-foot Aspen Woods office building at 2030 E. 4th St. in Santa Ana. Rob Mitchell of Voit Commercial Brokerage represented the seller. Davis Partners LLC represented itself.




NRCC Mortgage of Tustin paid $3.6 million to Bake Orchard Partners LLC for a two-story office building at 14 Orchard Road in Lake Forest. John Griffin of Voit Commercial Brokerage represented the seller. Mike Austin of Sperry Van Ness represented the buyer.

RJM Holdings paid $3.6 million to Warner Village Medical Center for a fully leased office building at 10900 Warner Ave. Rob Mitchell and Mike Hefner of Voit Commercial Brokerage represented the seller. The buyer was represented by Mike Ahern of MW Associates.

A private investor from Sacramento paid $3.5 million to The Private Client Group of Newport Beach for a 12,312-square-foot childcare center, Tutor Time, at 24291 Avila Road in Laguna Niguel. Phil Voorhees, Pat Scruggs, Mark Larson and Gary Stache of CB Richard Ellis Services Inc. represented both parties.

Stratford Rentals LLC paid $1.9 million to Susan Rowe for a 26-unit apartment complex at 2406-2410 W. Commonwealth Ave. in Fullerton. Bob Sacks of Bob Sacks Income Properties represented the seller. Hugh Chan of Marcus & Millichap Real Estate Investment Brokerage Co. represented the buyer.

KAS Group paid $1.2 million Arroyo Vista Venture LP for a 10,005-square-foot building at 23126 Arroyo Vista in Rancho Santa Margarita. Barry Knudson of CB Richard Ellis represented KAS. Trent Walker and Brian Corrigan of Voit Commercial Brokerage represented Arroyo Vista Venture.

Rizio & Nelson Inc. paid $1 million to Acacia-Spinnaker LLC for the 14-unit Arroyo Apartments at 1146-50 W. Brook St. in Santa Ana. Cameron Irons with Vanguard Investment Properties represented the buyer. Rick Applebaum and Jay Skenderian with Morgan-Skenderian Investment Real Estate Group represented the seller.

Albany N.Y.-based financial planner Ayco Co. leased 41,418 square feet of office space at 17900 Von Karman Ave. in Irvine for nine years. Financial terms weren’t disclosed. Ayco is moving from a smaller space at 17877 Von Karman. Arlotti Real Estate Group represented Ayco. John Weiner of CB Richard Ellis represented landlord Layton-Belling & Associates.

PHPK Technologies Inc. leased 15,984 square feet at 3301 S. Susan Street in Santa Ana for three years in a deal valued at $370,000. Dave Desper & Tom West of CB Richard Ellis represented landlord MacArthur Corporate Center LLC. Tami Trueblood of Trico Realty represented PHPK.

Bridgestone Sports (USA) Inc. leased 2,885 square feet in Technology Plaza II at 16 Technology Drive in the Irvine Spectrum for a year. Financial terms weren’t disclosed. Dave Desper of CB Richard Ellis represented Bridgestone. Landlord The Irvine Company represented itself.

GPS Lending’s SkyNetix leased 7,913 square feet at 17815 Newhope St. in Fountain Valley for three years. Financial terms weren’t disclosed. Barry Knudson and Dave Desper of CB Richard Ellis represented landlord JKS-SF LLC. Lee McCullough of Colliers Seeley International Inc. represented Skynetix.

Fuji Star Coated Abrasives Inc. leased 6,600 square feet at 3118 Alpine Ave. in Santa Ana for three years in a deal valued at of $171,000. Dave Desper and Tom West of CB Richard Ellis represented landlord MacArthur Corporate Center. Kenji Sakai of CB Richard Ellis’ Japan Desk represented Fuji Star.

The state of California’s Department of General Services renewed its lease for 6,050 square feet at 15641 Red Hill Ave. in Tustin in a deal valued at $915,000. Phil Cohen and Simon Dillon of CB Richard Ellis represented landlord J.S. Northpointe LP.
