SALES

Robert A. Wells Trust paid $1.5 million to California Building Maintenance & General Services Inc. for a 62,600-square-foot industrial building at 17216 Red Hill Ave. in Irvine. The buyer plans to occupy the building and fix and sell cars. The building sold for $258 per square foot. Don Gregg of Curtis & Associates represented the buyer. Steve Lane of Voit Commercial Brokerage LP represented the seller.

John and Diana Roehling paid $2.5 million to Thomas and Rhea Frost for a 24,000-square-foot industrial building at 1005 E. Orangethorpe Ave. in Anaheim. The buyer previously leased the property from the seller and will continue its occupancy. The building sold for $106 per square foot. John Maresca of Bryan Industrial Properties represented both parties.

MaiSmitty LLC paid $2.5 million to CGP Manage-ment Co. for a 4,794-square-foot retail building at 15975 Harbor Blvd. in Fountain Valley. Jon Selznick of Pacific Com-mercial Investments Inc. represented the seller. Greg Berry of Grubb & Ellis Co. represented the buyer. The buyer plans to operate a barbecue restaurant at the site, which has served as a barbecue eatery for the past 30 years.


LEASES

National Signal Inc. leased a 55,214-square-foot industrial building at 2440 Artesia Ave. in Fullerton. The three-year lease is valued at $1 million. The company, a maker of electronic roadway signs, is moving from Santa Fe Springs. Allen Buchanan, Clif Fincher and Brad Gilmer of Lee & Associates Commercial Real Estate Services Inc. represented landlord Pacific West Management. Peter Sowa of Cushman & Wakefield Inc. represented National Signal.

Blue Shield of California leased 20,000 square feet of office space at 555 Anton Blvd. in Costa Mesa. The seven-year lease is valued at $4 million. Greg May and Oliver Fleener of Grubb & Ellis represented landlord RREEF Funds LLC. Wes Hunnicutt and Roy Longman of Cresa Partners represented Blue Shield.

Dolinka Group leased 20,000 square feet of office space at 20 Pacifica in the Irvine Spectrum. The value of the 10-year lease wasn’t disclosed. Dolinka is set to move into the building at the end of the year. Leland Bruce, Mitch Lundquist and Garrick Shupe of Staubach Co. represented the tenant. Gary Gerson of landlord The Irvine Company represented it in-house.

Superbike Nation leased a 4,840-square-foot industrial building at 540 W. Katella Ave. in Orange. The two-year lease is valued at $118,000. Chuck Hardy and David Williams of Lee & Associates represented landlord Metro Court LP. Jacque Landa of Canyon Capital Funding represented the tenant.
