SALES

John and Pat Collins paid $4.3 million to Newport Beach-based CT Realty Corp. for a 34,085-square-foot class B office building at 2000 E. 4th St. in Santa Ana. Al Pekarcik, Rob Mitchell and Dan Vittone of Voit Commercial Brokerage and Chris Latta of Lee & Associates Commercial Real Estate Services represented both parties.

A private trust paid $3.5 million to Mitsui Real Estate Sales USA Inc. for two buildings totaling 20,891 square feet at 818 and 830 Magnolia Ave. in Corona. Rich Gebele, Dennis Smith and Tim Rose of National Real Estate Services Inc. represented the buyer. John Bosko and Bob Bush with NAI Capital Commercial Real Estate represented the seller.

Charles and Jae Hee Kim paid $3 million to Olympic-Barrington Partnership for the Buena Park Center retail property at 7855 La Palma Ave. in Buena Park. Jason Kong of Premier GMAC represented the buyer. Fouy Ly of Sperry Van Ness represented the seller.

Electronics tester Northwest EMC Inc. paid $2.6 million to Tesla Associates II LLC for the 20,000-square-foot building at 41 Tesla in the Irvine Spectrum. Barry Knudson, Dave Desper, Chris Bates, Jon Marchiorlatti, David Bolt and Laurence Schuler of CB Richard Ellis Services Inc. represented both parties.

Palazzo & Fisher paid $2.4 million to El Camino Real Properties for the 23,916-square-foot office building at 150 El Camino Real in Tustin. Chris Latta of Lee & Associates represented the seller.

KLG Properties paid $1.3 million to Richard Taylor for the 12,794-square-foot industrial building at 22915 Savi Ranch Parkway in Yorba Linda. Mark Hintergardt of Lee & Associates represented the seller. Doug Shinoda of Ashwill Associates Inc. represented the buyer.

LEASES

Easy Life Furniture leased 127,725 square feet of industrial space at 14051 Rosecrans Ave. in La Mirada from BB & K; Fullerton Industrial Prop. The five-year lease was valued at $3.5 million. Mark Baziak and Scott Read of Grubb & Ellis Co. represented the tenant. Eric Knirk, Steve Hoy, and Mike Krotz of Freemont Associates represented the landlord.

ABC Supply Co. leased 15,650 square feet of industrial space at 16830 and 16808 S. Harbor Blvd. in Santa Ana. The deal was valued at $1.1 million. Greg Diab and Jack Haley of Lee & Associates represented both parties.

Montrenes Financial Services Inc. leased 12,970 square feet of office space at 5665 Plaza Drive in Cypress from RREEF Management Co. The deal was valued at $1 million. Chris Rim and David Cox of Ashwill Associates represented the tenant. The landlord was represented by Colliers Seeley International Inc.
