Newport Beach-based O Hill Properties and its Golf Realty Fund paid $19.1 million to Santa Monica-based National Golf Properties Inc. for SeaCliff Country Club in Huntington Beach. National Golf represented itself in the sale. Steve Abraham of Property Group International represented the buyer.

BW Grove Business Center LLC, an affiliate of commercial real estate developer Burke Real Estate Group Inc., sold an eight-building, 67,452-square-foot industrial park at 10532-10722 Trask Ave. in Garden Grove for $5.4 million. The buildings were sold to warehousing, distribution and manufacturing companies, including Absolute Communications, Data Discount Inc. and Pacific Machine Co. Mike Bouma, Randy Wind and Brian Williams of Voit Commercial Brokerage represented the seller.

Water Systems & Supplies paid $2.68 million to Voit Development Co. for a 35,268-square-foot industrial building at 12802 Knott Ave. in Garden Grove. Jackie Van of Action First Realty represented Water Systems. Mitch Zehner and Louis Tomaselli of Voit Commercial represented the seller.

Raymond and Yvonne Krispel and Otto and Veronica Shulz paid about $2 million to Eugene B. Zwick Trust for a 26,447-square-foot industrial building at 5471 Argosy Ave. in Huntington Beach. David Cox of Ashwill Associates Commercial Real Estate Services Co. represented both parties.

San Dimas-based Jaridly Corp. paid $1.9 million to Cardinal Corp. for a 22,000-square-foot building at 4375 La Palma Ave. in Anaheim. Brad Bierbaum, Bob Goodmanson and Ian Britton of CB Richard Ellis Services Inc. represented the seller.

GM Bag and Supply paid $1.5 million to Laird Technologies Inc. for an 18,396-square-foot building at 545 Porter Way in Placentia. Ian Britton, Brad Bierbaum and Bob Goodmanson of CB Richard Ellis represented both parties.

JLC Investments LP paid $1.43 million to OC MacArthur Investors LLC for a 6,523-square-foot office building at 17897 MacArthur Blvd. in Irvine. JLC will occupy 1,300 square feet on the second floor, leaving 5,223 square feet for lease. Mike Ocsenas of More Investment represented the buyer. John Bral of Beitler Commercial Realty Group represented the seller.

Competition Systems Inc., a maker of electronic components used in race cars, paid more than $1.3 million to The Brookhollow Group for a 12,000-square-foot industrial building at 30402 Esperanza in Rancho Santa Margarita. Mark Jerue and Kaye-T Wing of Lee & Associates Commercial Real Estate Services represented Competition Systems. Gregg Haly of CB Richard Ellis represented the seller.

LEASES

North American ATK renewed its lease for 18,112 square feet 3210 Croddy Way in Santa Ana. The five-year deal is valued at more than $650,000. Barry Knudson of CB Richard Ellis represented North American. RREEF represented landlord Clauset Business Park.

Thomasville Home Furnishings leased a 41,300-square-foot warehouse space at 7391 Heil Ave. in Huntington Beach for five years. Financial terms weren’t disclosed. Mike Long of Lee & Associates represented the tenant. Bob Goodmanson, Brian DeRevere and Brad Bierbaum of CB Richard Ellis represented landlord Welton Trust.

Jet Support Inc. leased a 29,845-square-foot building at 15401 Assembly Lane in Huntington Beach for five years from Springer Property Trust. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented the lessor.

Arthur J. Gallagher & Co. leased a 16,400-square-foot space in Summit Office Campus in Aliso Viejo from Parker Properties LP. Jeff Osborn of Cushman & Wakefield Inc. represented Gallagher. Ted Snell and John Desper of CB Richard Ellis represented the lessor.

Belfor USA leased a 10,000-square-foot facility at 440 W. Crowther Ave. in Placentia. The three-year deal is valued at $250,000. Rick Garrido of the Nathan Howard Group Inc. represented Belfor. Tom Mulrooney of Ashwill Associates represented the landlord.

Credit Union of Southern California leased 10,433 square feet of office space at 10 Pointe Drive in Olen Pointe Brea Park. The seven-year lease is valued at just less than $2 million. Greg Brown of Cushman & Wakefield represented landlord Olen Properties Corp. Steven Gelber of Gelber Realty Corp. represented the tenant.

Advanced Applied Engineering Inc. subleased 11,990 square feet of office space at 601 S. Valencia Ave. in Brea from Invensys PLC’s Simulation Sciences unit in a deal valued at $800,000. Greg Brown and David Dowd of Cushman & Wakefield represented both parties. Drew Netherton co-represented the sublessor.

Angel’s Furniture Outlet leased 41,300 square feet at 7391 Heil Ave. in Huntington Beach. The five-year deal is valued $1.2 million. Mike Long of Lee & Associates represented Angel’s Furniture. Robert Goodmanson and Brad Bierbaum of CB Richard Ellis represented landlord Welton & Co.

MCI Worldcom Network Services Inc. renewed its lease of a 12,000-square-foot industrial building at 1630 South Sinclair St. in Anaheim for three years. Ben Seybold and Richard Kessler of CB Richard Ellis represented MCI. Landlord RREEF America REIT II Portfolio was represented in-house.

Pacific Die Cast Inc., a distributor of commercial lighting fixtures, leased 8,740 square feet for two years at 1254 Knollwood Circle in Anaheim. Financial terms weren’t disclosed. Jason Jamison of GM Properties represented Pacific Die and owner GM3 Investors.

Allied Business Schools Inc., a distance-learning center, leased a 15,328-square-foot freestanding flex building at 23131 Verdugo Drive on Moulton Park Place in Laguna Hills. Financial terms of the two-year, four-month lease weren’t disclosed. Landlord Olen Properties was represented in-house. Jeff Buck of Buck Shepard Associates Inc. represented Allied.

Solar Tan leased 2,000 square feet of retail space at Plaza Almeria at 301 N. Main St. in Huntington Beach for five years from JT Development. The lessor was represented by Jeff Moore and John Mehigan of CB Richard Ellis. Peter Moersch of CB Richard Ellis represented Solar Tan.
