An unnamed investor paid about $4.6 million to New York-based The Praedium Group LLC for three office buildings totaling 28,000 square feet at Santa Ana’s Brookhollow Office Park. Rob Socci and Louis Tomaselli of Voit Commercial Brokerage represented Praedium.
Orion Tile & Marketing paid $3.7 million to Vermont/Anaheim Partners for a 50,517-square-foot industrial building at 900 E. Vermont in Anaheim. Bob Goodmanson, Ian Britton and Brad Bierbaum of CB Richard Ellis Inc. represented the seller.
David Du Tran paid $2.5 million to Ascent Affiliates Inc. for 3.9 acres of land at 3630 W. Westminster Ave. in Santa Ana. The land is used as a contractors yard but could see commercial or industrial development. David Knowlton of NAI Capital Commercial Real Estate Services represented Ascent. Michael Griffith paid $2.5 million to Michael Hearn for a 12,624-square-foot office building at 8180 E. Kaiser Blvd. in Anaheim Hills. Phil Fridd and Jim Deregt of Lee & Associates Commercial Real Estate Services Inc. represented both parties.
Bayport Bunsen Associates LP, an affiliate of Costa Mesa-based homebuilder Warmington Capital Partners, paid $2 million to the Irvine office of Sacramento-based Panattoni Development Co. for a 12,966-square-foot research and development building at 10 Bunsen in the Irvine Spectrum. Warmington plans to move its Chateau Interiors and Design unit to the building. Jan-Erik Palm of Spectrum Commercial Inc. represented Warmington. Stan Mullin and Jim Cunningham of Grubb & Ellis Co. represented Panattoni.
An unnamed private investor paid $1.5 million to Aliso Viejo-based California Rosen LLC for a 9,874-square-foot research and development building at 30201 Aventura in Rancho Santa Margarita. The building is leased to Securicor EMS Inc., a unit of Britain’s Securicor PLC that makes products for tracking parolees. Jan-Erik Palm of Spectrum Commercial represented the seller. Craig Fitterer and Mark Jerue of Lee & Associates represented the buyer.
RPM Investments paid $1.4 million to ATW Building Inc. for an 11,520-square-foot industrial building at 17222 Armstrong Ave. in Irvine. Gred Diab, Jack Haley and Jeff Hirsch of Lee & Associates represented both parties.
LEASES
Liberty Bearing Corp. leased 26,000 square feet of industrial space at 1041 Calle Trepadora in San Clemente for five years in a deal valued at $1.5 million. The building is set to serve as Liberty’s headquarters, production and distribution facility. The company plans to move from elsewhere in San Clemente next month. Oce Printing Systems USA Inc., part of the Netherlands’ Oce NV, leased 22,511 square feet of office space at 3 Park Plaza in Irvine’s Jamboree Center. The 10-year lease is valued at $5.1 million. Kevin Bender and Ken Walter of Insignia/ESG represented Oce. Gary Gerson of landlord The Irvine Company represented his company.
Chen-Tech Industries Inc., a maker of aerospace alloys, leased a 10,820-square-foot industrial building at 7 Wrigley in the Irvine Spectrum for 10 years in a deal valued at $1 million. Chen-Tech already occupies neighboring 9 Wrigley. Mark Jerue and Craig Fetterer of Lee & Associates represented Chen-Tech. John Burnes of McKenna & James represented landlord Clarence Hauschild.
