SALES

TA Associates Realty paid $55.5 million to New York-based MetLife Inc. for three office buildings totaling 362,139 square feet at 3070, 3080 and 3090 Bristol St. in Costa Mesa. Ryan Smith, Jay Borzi and Steve Silk of Secured Capital Corp. represented MetLife. Jim Buckingham of TA Associates Realty represented his company.

MetLife paid $45 million to TA Associates Realty for the 202,031-square-foot, 10-story One Newport Place office building at 1301 Dove St. in Newport Beach. Ryan Smith, Jay Borzi and Steve Silk of Secured Capital Corp. represented TA Associates. MetLife represented itself.

Argus Realty Investments LLC paid $14.3 million to Transwestern Commercial Services for a 100,461-square-foot flex building at 16842 Von Karman Ave. in Irvine. Peter Andrich of CB Richard Ellis Inc. represented both parties.

Dr. Darryl Werner paid $3.6 million to Save Most Desert Rancho Ltd. for a 26,590-square-foot office building at 18008 Sky Park Circle in Irvine. Matt Pipkin of Lee & Associates Commercial Real Estate Services Inc. represented the seller. RLM Realty represented the buyer.

Local private investor Nicholas Coussoulis paid $2.4 million to Gary Mosh for an 18,277-square-foot industrial building at 14 Vanderbilt in Irvine. Gary Stache, Pat Scruggs, Patrick Toomey and Jeff Carr of CB Richard Ellis represented Mosh. Rick Fuller of Lee & Associates represented Coussoulis.

Clover Electronics U.S.A. paid $2.2 million to Jennifer Huang Hong for a 25,250-square-foot distribution facility at 13073 E. 166th St. in Cerritos. Sam Chu of CB Richard Ellis represented Hong. Andrew Kim of Coldwell Banker Commercial represented Clover.

The Langston Family Trust paid $2.2 million to Susan Lynch for a 22,000-square-foot industrial facility at 15122 Bolsa Chica Road in Huntington Beach. Curt Stalder of Lee & Associates represented Lynch. DB Properties represented the Langston family.

Glass Blocks Unlimited Inc. paid $1.4 million to Keiner LP for two retail buildings totaling 5,786 square feet at 1536 to 1542 Newport Blvd. in Costa Mesa. Phillip Voorhees of CB Richard Ellis represented both parties.

The Gunter Family Trust paid $1.4 million to Burke Via de Anza LP for a 12,292-square-foot industrial building at 26362 Via de Anza in San Juan Capistrano. Mike Baker, Guy LaFerrara and John Sullivan of Lee & Associates represented both parties.

LEASES

Anaheim Sports Centers LLC subleased a 242,796-square-foot industrial building at 1500 S. Anaheim Blvd. in Anaheim. The five-year deal is valued at $6.2 million. The building has been converted to indoor basketball courts for use by leagues and tournaments. The space was subleased from Anaheim-based clothing maker Alstyle Apparel & ActiveWear Manufacturing Co., which consolidated operations in a nearby building. Tim Arguello and Jim Snyder of Lee & Associates represented both parties.

Medical device maker Masimo Corp. subleased 70,205 square feet of industrial space at 40 Parker Ave. in Irvine. The five-year deal is valued at $2.7 million. Rick Ellison, Jeff Chiate and Peter Sowa of Cushman & Wakefield Inc. represented sublessor Multek Inc., a unit of Flextronics International Ltd. Keith Kropfl of Travers Realty Corp./Oncor International represented Masimo.

J’s Market leased 4,500 square feet of retail space at 4250 Barranca Parkway in Irvine. The 10-year deal is valued at $1.2 million. Tom Gioia of Lee & Associates represented landlord Western Skylines Development. Cameron Crowner of Colliers Seeley International Inc. represented J’s Market.
