Danari Alton LLC paid $15.7 million to AmberJack Ltd. for 1733 and 1833 Alton Parkway in Irvine.
One of the buildings, a 78,733-square-foot research and development facility, is leased. The other 127,718-square-foot building is empty. It’s the former Orange County facility of Cedar Rapids, Iowa-based Rockwell Collins Inc., which moved its local operation to Pomona last year. Mike Meisenbach and Brian Garbutt of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Birtcher/Anderson Properties represented the seller.
First American Exchange Corp. of Anaheim, a unit of Santa Ana-based First American Corp., paid $6.4 million to Pittsburgh-based Neville Chemical Co. for 357,000 square feet of empty land on Winston Road in Anaheim. First American bought the land with proceeds from the sale of two industrial buildings in Brea and Anaheim. Plans for the site haven’t been finalized. The land was unused property next to Neville’s Anaheim plant. Rob Socci and Jack Askelson of Voit Commercial Brokerage represented both parties.
Encino-based MDG Capital Group LLC paid $5.5 million to Saga Irvine LLC for the 46,508-square-foot Carnegie Centre One office building at 2500 Red Hill in Santa Ana. Tim Good and Erik Good of Charles Dunn Co. represented MDG. The seller was represented by Apollo Investment and Total Investment.
Pat and John Collins paid $4.3 million to Newport Beach-based CT Realty Corp. for a 32,229-square-foot office building at 2000 E. Fourth St. in Santa Ana. The building is 84% full. Alan Pekarcik, Dan Vittone and Rob Mitchell of Voit Commercial Brokerage and Chris Latta of Lee & Associates represented the seller. The buyers represented themselves.
Dorn Platz Properties paid $1.8 million to Irvine Properties for a 17,223-square-foot building at 17850 Skypark Circle in Irvine. Barry Knudson and Dave Desper of CB Richard Ellis Services Inc. represented the seller. Rick Kaplan of Cushman & Wakefield Inc. represented Dorn Platz.
LEASES
FedEx Corp. renewed its lease for a 73,000 square foot industrial building at 18651 Von Karman Ave. in Irvine for five years in a deal valued at $3.7 million. FedEx, which uses the facility as package drop-off and sorting center, has been in the building for a decade. Steve Schloemer and Pat Remolacio of Colliers Seeley International Inc. represented the landlord, James Glidewell, chief executive of Newport Beach-based dental products maker Glidewell Laboratories. FedEx represented itself.
Intense Lighting Inc., a provider of lighting for businesses, leased a 24,342-square-foot building at 2861 E. La Palma Ave. in Anaheim for five years in a deal valued at $850,000. The company moved from a 10,000-square-foot space in Orange. Suzanne Richie and Steven Ehrich of the Charles Dunn represented Intense Lighting. Chris Coyte of Lee & Associates represented landlord JRMV Investments Inc.
Seattle-based law firm Preston, Gates & Ellis LLP leased 22,464 square feet of office space at 1900 Main St. in Irvine for five years in a deal valued at $2.9 million. The firm is relocating its Orange County office from smaller space at 4 Park Plaza in Irvine. Justin Hodgdon of Insignia/ESG Inc. represented Preston Gates. John Weiner and Jeffrey Morgan of CB Richard Ellis represented landlord Terrace Tower Orange County LLC.
John Laing Homes, part of Newport Beach’s WL Homes LLC, leased 17,000 square feet of office at 3121 Michelson Drive in Irvine for five years. Dave Kinney of Cushman & Wakefield represented landlord Trammell Crow Co. Bob Thagard of Orion Property Partners represented the tenant. Besides Trammell Crow itself, the deal marks the first tenant for the 146,700-square-foot building, which finished construction late last year.
Strongsville, Ohio-based Lesco Inc., a maker of golf course and lawn care products, leased 14,900 square feet of warehouse space at 1111 N. Tustin Ave. in Anaheim for five years in deal valued at $662,000. Ian Britton, Brad Bierbaum and Bob Goodmanson of CB Richard Ellis represented Lesco and landlord The Daniel P. and Jill R. Martin Trust.
Calabasas-based The Cheesecake Factory Inc. leased a 12,403-square-foot office building at 17701 Mitchell St. in Irvine for five years in a deal valued at $800,000. The office is set to serve as the chain’s new center for designing and developing restaurants. Trent Walker of Voit Commercial Brokerage represented the tenant. Don Yahn of Cushman & Wakefield represented landlord Mitchell LLC.
Wells Fargo & Co. leased 5,362 square feet of retail space at 30622 Santa Margarita Parkway in Rancho Santa Margarita for more than five years in a deal valued at $769,428. Jim Duke of CB Richard Ellis represented Wells Fargo.
Law firm Cassidy, Warner & Winstead leased 4,609 square feet of office space at 505 S. Main St. in Orange for five years in a deal valued at $515,000. Jeff Tabor of Corporate Realty Advisors represented the tenant. Tom Abel and Kevin Teel of CB Richard Ellis represented landlord Oly Orange Commerce/Calvest General.
