SALES

U.S. Millennium LP paid $30 million to Lestralaur Fountain Valley Partners Ltd. for the 220,000-square-foot Fountain Valley Town Center, a shopping center at Brookhurst Street and Edinger Avenue in Fountain Valley. Reza Investment Group represented both parties.

Alder Realty Investment Inc. paid $6.8 million to Stache Ventures Inc. for a 107,783-square-foot office complex at 1835, 1845 and 1915 Orangewood Ave. in Orange. Alida Calvagna and Bob Engen of Lee & Associates Commercial Real Estate Services represented the seller. Alder Realty Investment represented itself.

The Orange County Boy Scouts Council paid $4.3 million to Orange County Business Center LP for a 39,000-square-foot office building at 1211 E. Dyer Road in Santa Ana. Gary Allen of Grubb & Ellis Co. represented the buyer. Louis Tomaselli of Voit Commercial Brokerage represented the seller.

Strata-Media paid $3 million to the Orange County Boy Scouts Council for a 20,156-square-foot office building at 3590 Harbor Gateway N. in Costa Mesa. Steve Schlomer and Gordon Henry of Colliers Seeley International Inc. represented the buyer. Gary Allen of Grubb & Ellis represented the seller.

Centra Realty Corp. paid $2.1 million to SJD Partners Ltd. for three acres of land at Valle Road in San Juan Capistrano. Dave Travis of Voit represented the buyer. SJD Partners represented itself.

LongMarch International Inc. paid $1.8 million to R & H; Investments for a 16,220-square-foot research and development building at 16811 Millikan in Irvine. Jeff Mitchell of Voit represented both parties.

Kalili Azarian LLC paid $1.6 million to Moana LLC for a 13,289-square-foot industrial building at 16722 Hale Ave. in Irvine. Jeff Mitchell of Voit represented the buyer. Carlton Fukomoto of Remax Commercial represented the seller.

New West Design paid $1.4 million to Centra Realty for a 9,368-square-foot industrial building at 30 Rancho Circle in Lake Forest. Mark Jerue and Craig Fitterer of Lee & Associates represented the buyer. Joe Winkelmann and Mike Hartel of Colliers Seeley represented the seller.

Swenson Family Partnership paid $1.3 million to Cristi Cristich for 9,426 square feet of industrial space at 1301 and 1307 Lewis St. in Anaheim. The buildings are home to Cristek Interconnects Inc., an aerospace electronics maker founded by Cristich. Mike Hefner of Voit represented the buyer. Bryan Miller and David Williams of Lee & Associates represented the seller.

Robert Coveney paid $1.2 million to Image Holdings for a 6,420-square-foot industrial building at 34 Mauchly in Irvine. David Bold of CB Richard Ellis Inc. represented the buyer and Ted Rommel of Lee & Associates represented the seller.

The Hose Guys paid $1 million to Talega Technology Park for a 7,200-square-foot industrial building at 1325 Calle Avanzado in San Clemente. Jay Mast, Dean Kreiger, Kurt Bruggeman, Guy LaFerrara, Mike Baker and Dale Camera of Lee & Associates represented both parties.

Tam Minh Dang paid $1 million to Roger and Susan Enfeild Fami for a 9,824-square-foot office building at 1525 E. 17th St. in Santa Ana. Christine Vo of Era Horizon represented the buyer. Doug Garrett of Lee & Associates represented the seller.

LEASES

Duncan Electronics, part of BEI Technologies Inc., leased 41,000 square feet of office space at 170 W. Technology Drive in Irvine. The five-year deal is valued at $1.7 million. Jedd Zaun and Bill Garrett of Lee & Associates Commercial Real Estate Services represented the tenant. Jeff Mitchell, Sam Olmstead and Trent Walker of Voit Commercial Brokerage represented landlord Emil Eberle Properties.

NAI Capital Commercial Real Estate Services leased 34,000 square feet of office space at 1063 McGaw in Irvine. The deal is valued at $3.5 million. George Economos and Geoff DeWolf of NAI Capital Commercial represented their company. Scott Read and Bryon Ward of Grubb & Ellis Co. represented landlord Miraloma Properties LLC.

Superior Crankshaft leased 21,000 square feet of industrial space at 1751 Kettering Ave. in Irvine. The five-year lease is valued at $906,000. John Collins of Voit represented the tenant. Tim Arguello of Lee & Associates represented landlord Chris Schwartz.

Azusa Pacific University leased 19,899 square feet of office space at 1915 Orangewood Ave. in Orange. The three-year deal is valued at $1 million. Alida Calvagna and Bob Engen of Lee & Associates represented the tenant and landlord Stache Ventures.

Phase II Systems Inc. leased 15,408 square feet of office space at 5141 California Ave. in Irvine. The five-year lease is valued at $1.4 million. Jeff Tabor and Ron Channels of Corporate Realty Advisors represented the tenant. Gary Gerson of landlord The Irvine Company represented his company.

Mr. Distributor Inc. leased 7,000 square feet of industrial space at 1556 W. Embassy St. in Anaheim. The value of the three-year lease wasn’t disclosed. Paul Fisher of NAI Capital Commercial represented the tenant and landlord MacLaith Holdings LLC.
