Sales

Colton Properties Inc., Irvine, plans to acquire for undisclosed terms the 192,575-square-foot Bank of America Plaza in downtown Tucson from Salt Lake City-based Property Reserve Inc.

Irvine-based Saddleback Shops paid $3 million for a 26,906-square-foot tech-flex building at 2852 Alton Parkway in Irvine from Jim Elliot. Gregory and Marc Ozimec of Voit Commercial Brokerage’s Irvine Metro office represented Saddleback Shops. John Griffin and David McKenny Jr. of Voit’s Irvine Metro office represented Elliot.

The Catholic Diocese of Orange County bought for undisclosed terms a seven-acre parcel within South County’s Ladera Ranch. The diocese plans to build a church, administrative offices and a parish hall on the site. Ladera Ranch is a masterplanned community being developed by Rancho Mission Viejo LLC. Ladera Development Co. and DMB Consolidated Holdings LLC co-owned the property acquired by the diocese.


Leases

Emergency Medical Technology, a start-up which focuses on the treatment of congestive heart failure, leased 3,683 square feet in the Irvine Spectrum at 9272 Jeronimo Road from The Irvine Company.

Triple A Containers Inc., a maker of corrugated cartons, leased a 109,000-square-foot industrial space at 16069 Shoemaker Ave. in Cerritos. The 10-year contract was valued at $6.3 million. Steve Sprenger of Grubb & Ellis’ Anaheim office and Randy Coe of Colliers Seeley represented Triple A Containers. Ted and Mike Carpenter of Carpenter & Associates represented the landlord, Bechler Corp., Long Beach.

Telesonics Inc., a regional seller of business security products, leased 2,955 square feet at 18 Technology Drive in the Irvine Spectrum from The Irvine Co. for three years. Dave Howard of Resource Commercial Real Estate Inc. represented Telesonics.

Electronics distributor Agents West Inc. leased a 55,500-square-feet industrial space at 14733 Industry Circle in La Mirada from Berns & Sanderson LLC in Irvine. The four-year contract was valued at $1.2 million. Joel McCabe of Colliers Seeley represented Agents West. Shawn Kelter and Steve Sprenger of Grubb & Ellis’ Anaheim office represented Berns & Sanderson.

Atlanta Bread Co. leased a 3,840-square-foot retail space on Harbor Boulevard and Orangethorpe Avenue in Fullerton from Center Trust. The 10-year contract was valued at $1.1 million. Joe Miller represented Atlanta Bread. Jim Duke, Carol Schillne and Shannon North of CB Richard Ellis’ Anaheim office represented Center Trust.

Schlotsky’s Deli renewed its lease for 2,000 square feet at 2500 Imperial Highway in Brea for five and a half years. Jeff Moore, Jim Duke, Carol Schillne and Shannon North of CB Richard Ellis’ Anaheim office represented the landlord, CIN Imperial LP.

Union Bank of California leased a 4,550-square-foot retail space at Brea Boulevard and Imperial Highway in Brea from Brea Gateway Center. The five-year deal was valued at $600,000. Capital Commercial Real Estate Co. represented Union Bank. Jim Duke, Carol Schillne and Shannon North of CB Richard Ellis’ Anaheim office represented Brea Gateway.


Other

Warehouse grocer Smart & Final opened two new Orange County stores: a 22,451-square-foot site at 14417 Culver Drive in Irvine, and a 17,339-square-foot store at 3430 S. Bristol St. in Santa Ana. Jeff Moore and Scott Horsley of CB Richard Ellis’ Anaheim office represented Smart & Final.

The county of Orange chose RBF Consulting to provide environmental, transportation engineering and design services for an extension of Alton Parkway. The project features six travel lanes of major arterial highway between Irvine Boulevard and Commercentre Drive and is designed to alleviate congestion in the Foothill Ranch area.

San Diego-based Berryman & Henigar is set to provide program management services for the remodeling of Huntington Beach’s Civic Center tenant improvement project.
