Laguna Hills-based Guthrie Development Co. acquired the Tustin Freeway Commerce Center for $10.1 million from the Tustin Freeway Commerce Center LP. The 184,032-square-foot industrial complex is at 320-694 B St. and 320-437 Sixth St. Alan Pekarcik of Voit Commercial Brokerage’s Irvine office, and Jack Faris and Michael Hefner of Voit’s Anaheim Metro office represented Guthrie. Greenwood & Sons represented the seller.
The R & D; Schoensiegel Family Trust purchased an 85,377-square-foot industrial site at 12402 Los Nietos in Santa Fe Springs for $1.15 million from T. Sowder and H. Greenfield. Greg Jones of Jones & Lawton represented the sellers. Elizabeth Hughes and Rob Leiter of Lee & Associates represented the trust.
La Plata Enterprises of Anaheim sold 16,576 square feet of land at 170 N. Prospect St. in Orange for $500,000 to Urban Pacific Partners, a Long Beach-based developer that plans to build a 20-unit affordable senior housing building. Image Holdings bought a 2.36 acre industrial parcel at Irvine Center Drive and Hubble in the Irvine Spectrum from The Irvine Company for more than $2.5 million. Image Holdings plans to build a 36,000-square-foot building on the lot. A private investor purchased Savanna Villas, a 28-unit apartment building in Anaheim, from the Kraus Family Trust of Northern California for $2.8 million. Savanna Villas is at 2520 W. Jeff and Dan Kroll acquired a 13,970-square-foot office building at 2435 N. Grand Ave. in Santa Ana from Grand Avenue Holding LLC for $1.1 million. Hogle-Ireland signed a 44-month lease with Palton Partners for a 5,176-square-foot office building for $425,000. The office is at 42 Corporate Park in Irvine. Brian Garbutt of Lee & Associates’ Newport Beach office represented Hogel-Ireland. Tom West of CB Richard Ellis represented Palton Partners.
Softect Solutions Inc. leased a 18,177-square-foot office space at 222 S. Harbor Blvd. in Anaheim from Arden Realty of Los Angeles. The five-year lease was valued at $1.7 million. Vengroff, Williams & Associates signed a four-year, $930,000 lease with Universal Properties for a 15,800-square-foot office at 16881 Hale St. in Irvine. New Century Metals signed a three-year, $271,000 lease for 13,054 square feet of office space at 12040 Western Ave. in Garden Grove. The lessor, Westcore Industrial Properties, was represented by Scott Smith of CB Richard Ellis and New Century Metals was represented by Sean Ahearn of Lee & Associates.
OTHER
Snyder Langston completed construction of an 185,000-square-foot, $7 million office building in Brea. The building, on a 12-acre parcel at 150 S. Puente Ave., will be the U.S. headquarters for Sekisui TA Inc., a Japan-based manufacturer of water-based adhesive tape.
Irvine-based R.D. Olson has been contracted to replace the demolished Planet Hollywood at the South Coast Plaza Village with a Morton’s of Chicago restaurant. The new 12,000-square-foot restaurant designed by Shea Architects of Minneapolis is at 1641 Sunflower Ave., Santa Ana.
