REAL ESTATE DEALS

An affiliate of U.S. Advisors of Ladera Ranch paid $31.5 million to an undisclosed Oregon-based seller for the Baffin Bay Self Storage building at 25650 Baffin Bay Drive in Lake Forest. The 900-unit, 103,000-square-foot storage building sold for nearly $306 per square foot, a record for a single self-storage site. The building occupies 10 acres and includes more than 420 recreational vehicle and boat parking spaces. Dean L. Keller of Bancap Self Storage Group represented both parties.

Kana Pipeline paid $4.8 million to MDS for a 29,500-square-foot industrial building at 1639 E. Mira Loma Ave. in Placentia. The building sold for $167 per square foot and occupies 1.5 acres. Wes Hunnicutt of Cresa Partners represented the buyer. Chris Migliori of Daum Commercial Real Estate Services represented the seller.

Turning River LLC paid $1.94 million to the Condon Family Partnership in Laguna Hills for a seven-unit apartment complex at 1306 Walnut Ave. in Huntington Beach. The apartments sold for $277,142 each. Ken Morgan, Rick Applebaum and Damien Breaux of Morgan Skenderian Investment Real Estate Group represented both parties.

An undisclosed buyer paid $1.92 million to Michele Quam for the Fullerton Chiropractic Wellness Center at 137 W. Chapman Ave. in Fullerton. The 5,471-square-foot two-story building sold for nearly $351 per square foot. John Burke and Patrick Ballas of Marcus and Millichap Real Estate Investment Services represented Quam.

Harbor Truck Bodies Inc. leased a 37,000-square-foot industrial building at 210 E. Crowther Ave. in Placentia. The four-year lease is valued at $1.8 million. Louis Tomaselli, Mitch Zehner and John Pagliassotti of Voit Commercial Brokerage represented the tenant. Ben Seybold and SeanWard of CB Richard Ellis Group Inc. represented landlord ICM-JAE Investments.

La Habra-based Paul’s TV, a seller of big-screen TVs, leased a 24,000-square-foot distribution building at 1804 N. Lemon St. in Anaheim. The three-year lease is valued at more than $530,000. Ross Bourne and Dan Powers of CB Richard Ellis Group represented both Paul’s TV and landlord Robert and Evelyn Buetell.

Speed Sports Performance leased a 14,700-square-foot industrial and retail building at 725 and 755 Shepard St. in Anaheim. The five-year lease is valued at $1.2 million. Wes Hunnicutt of Cresa Partners represented the tenant. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented landlord Guthrie Development.

Vyna Inc. leased a 1,584-square-foot retail space at 149 Riverside Ave. in Newport Beach. The five-year lease is valued at $324,432. Mary Goss, Judy Belland and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. The Remm Group represented landlord Mariners LLC.

West Cal Sales Inc. leased 1,282 square feet of office space at 15625 Alton Parkway in Irvine. The three-year lease is valued at $134,460. Judy Belland and Robert Kehiayan of Investment R/E Source represented the tenant. Michael T. Santley of landlord The Irvine Company represented his company.

Jewelers on Time leased a 1,178-square-foot retail space at 149 Riverside Ave. in Newport Beach. The five-year lease is valued at $262,656. Mary Goss, Judy Belland and Robert Kehiayan of Investment R/E Source represented the tenant. The Remm Group represented landlord Mariners LLC.

DaRue of California Inc. leased 1,123 square feet of retail space at 2043 Westcliff Drive in Newport Beach. The lease is valued at $175,553. Judy Belland and Robert Kehiayan of Investment R/E Source represented DaRue. Kathy Cowden of Richard Dick & Associates represented the undisclosed landlord.
