East Village LLC paid $3.6 million to the Weaver Family Trust for a 26,000-square-foot office building at 1954 Placentia Ave. in Costa Mesa. Chris Deason of Voit Commercial Brokerage represented the buyer. Kurt Stadler of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
Impact Video paid $2.9 million to Fred Wilson for a two-story, 19,633-square-foot flex-tech building at 75 Argonaut in Aliso Viejo. The distributor of extreme sports videos is relocating from Laguna Hills. Donald Yahn of Cushman & Wakefield Inc. represented the buyer. David Bolt and Chris Bates of CB Richard Ellis Inc. represented the seller.
Ru YingYin and Denghua Zhang paid $2.5 million to Corinthian Investors I for a 21,320-square-foot industrial building at 17352 Murphy Ave. in Irvine. Barry Knudson, Chip Wright and Gregg Haly of CB Richard Ellis represented Corinthian. Sean Ahern and Troy Wooton of Lee & Associates represented the buyers.
La Jolla’s Ramsey Real Estate Group paid $1.8 million to the Nescher Family Trust for three shops at 143, 147 and 148 Main St. in Seal Beach. Ramsey’s sold one of the stores to a retailer and plans to redevelop the others as Main Street Square, an 8,550-square-foot retail project. Kirby K. Gordon of Gordon and Gordon Real Estate Brokerage represented both parties.
The Hashemian Revocable Trust paid $1.5 million to Brookhollow Office Park Associates for a 9,635-square-foot office building at 1502 Brookhollow Drive in Santa Ana’s Brookhollow Office Park. Rob Socci, Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage represented Brookhollow. Blash Momeny of Re/Max Metro Commercial represented the buyer.
Gary Roberts paid $1.5 million to HG Burke Talega LLC for a 13,389-square-foot industrial building at 1261 Puerta Del Sol in San Clemente. Mark Jerue, Craig Fitterer, Dean Krieger, Guy LaFerrara, Jay Mast and Kurt Bruggeman of Lee & Associates represented both parties.
Sterling Investments paid $1.2 million to Pico La Pata LLC for a 3,080-square-foot office and retail building at 91 La Pata in San Clemente. John Hall, Patrick Wood and Bruce Heathcote of Lee & Associates represented both parties.

Quantum Inc. leased 48,774 square feet of industrial space at 16901 Jamboree Road in Irvine. The two-year deal is valued at $700,000. Dave Desper and Barry Knudson of CB Richard Ellis represented landlord Western States Technologies. Scott Read of Grubb & Ellis & Co. represented the tenant.
Real estate brokerage Lee & Associates leased a 9,332-square-foot suite at 7700 Irvine Center Drive in Irvine. The six-year deal is valued at more than $1 million. Lee’s Allen Basso and Dan Mudge represented their company. Dave Desper and John Desper of CB Richard Ellis represented sublessor Samsung Semiconductor Inc.
Ramona’s Tire leased 6,250 square feet of retail space in Trabuco Hills Center at 27755 to 27875 Marguerite Parkway in Rancho Santa Margarita. Financial terms weren’t disclosed. Fred Grimes of Westmar Commercial Brokerage represented the tenant. Peter Moersch and Jeff Moore of CB Richard Ellis represented landlord Pacific Castle Properties.
Bryan Edwards Publishing leased 3,638 square feet of research and development space at 1744 W. Katella Ave. in Orange. The five-year deal is valued at $175,000. Tom Abel, Charles Stos and Kevin Teel of CB Richard Ellis represented Bryan Edwards and landlord Katella Commerce Center LLC.
