Malloy Family Partners paid $2.4 million to Loomis Family Trust for a 25,265-square-foot industrial building at 1400 E. Orangethorpe Ave. in Fullerton. Elizabeth Hughes, Rob Leiter, Dave Williams and Bryan Miller of Lee & Associates-Orange Inc. represented Malloy Family Partners.
Newport Beach-based CT Realty Corp. sold the 47,000-square-foot Rockfield Plaza at 23832 Rockfield Road in Lake Forest to DeCarion Trust of Newport Beach for $4.9 million. Major tenants of the two-story commercial office building include KinderCare, Abigail Abbott Staffing Services, Chiquita Brands Co. and World Savings. David DeCarion of Portola Investments GP Inc. represented DeCarion Trust. John Griffin of Voit Commercial Brokerage’s Irvine office represented CT Realty.
Adams Iron, a producer of structural steel, purchased a 29,150-square-foot building at 811 N. Poinsettia St. in Santa Ana from Santa Ana Business Center LCC for $2.3 million. The new location will be headquarters of the company. Michael Hefner of Voit Commercial Brokerage’s Anaheim office, Gregory Ozimec of Voit’s Irvine office and Tyler Pollock of Burke Commercial Properties handled the transaction. Also, a private investor paid $1.3 million to Santa Ana Business Center for a 14,348-square-foot building at 921 Poinsettia Ave. in Santa Ana. The county of Orange plans to lease the space. Gil Marrero of Voit’s Irvine Metro office represented the investor. Also, W & Y; Property bought a 7,900-square-foot property at 820 N. Poinsettia St. in Santa Ana from Santa Ana Business Center for $800,000. Jack Hogan of Lee & Associates’ Newport Beach office represented W & Y; Property. Hefner, Ozimec and Pollock represented Santa Ana Business Center in the deals.
P.O.P. Lake Hills LP, an investment venture between Birtcher Realty and an affiliate of GMAC Commercial Mortgage, sold the 44,797-square-foot Lake Hills Plaza at 23141 Moulton Parkway in Laguna Hills to Bayport Lake Hills Associates LP for $7.7 million. The building currently houses county and state offices. Mike Meisenbach of Lee & Associates represented both parties.
Barrett Heritage LLC, a real estate investment company, bought a 40,480-square-foot industrial building at 7142 Chapman Ave. in Garden Grove from Voit Development for $3.4 million. Currently, the building is occupied by Time Warner Communications. Joe Cyr of Voit’s Irvine Metro office represented Barrett Heritage. Mitch Zehner and Louis Tomaselli of Voit’s Anaheim Metro office represented Voit Development.
Industrial Plastic Supply Inc., a plastic supplier, paid $1.5 million to Cal West Industrial Properties LLC for an 18,356-square-foot industrial building at 2240 Dupont Ave. in Anaheim. Michael Hefner of Voit’s Anaheim Metro office represented Industrial Plastic Supply. Jeff Chiate and Rick Ellison of Cushman & Wakefield represented Cal West Industrial Properties LLC.
California Western Properties LLC acquired a 17,421-square-foot three-story office building at 1905 E. 17th St. in Santa Ana from Gross Family Trust for $1.1 million. Alex Noriega of C-21 Realty represented California Western Properties. John Bergan of Bergan-Russell & Associates represented Gross Family Trust.
Abbey Co. bought the 82,010-square-foot La Mirada Business Center in La Mirada from RREEF of San Francisco for $5.9 million. Steve Batcheller, Rick McGeagh, Darla Longo and Barbara Emmons of CB Richard Ellis represented both parties.
Wohl St. College LLC acquired a 50,171-square-foot industrial complex at 301 to 353 S. State College Blvd. in Fullerton for $2.7 million from an undisclosed party. Allen Buchanan, Johnny Eubanks and John Tenaglia of Lee & Associates Orange Inc. represented Whol St. College. Allen Buchanan of Lee & Associates Orange represented the seller.

N’Zania, an apparel manufacturing company, renewed its 42,000-square-foot industrial lease at 16902 Von Karman in Irvine from Todd Schiffman for $1.2 million. John Griffin of Voit’s Irvine Metro office represented Todd Schiffman.
Other
Snyder Langston, Irvine, completed construction of a 154,920-square-foot warehouse and distribution facility that houses Las Vegas/Los Angeles Express in Ontario. The $5 million project is developed and owned by Lake Forest-based Wilson Income Properties. Snyder Langston is a 40-year-old real estate and construction services company.
