Southern California University for Professional Studies paid $6 million to Bacchus Development Co. for a 20,228-square-foot office building at 930 Roosevelt Ave. in Irvine. The building was finished in 2007 and sold for $300 per square foot. The buyer plans to use the building as an administrative office and online broadcasting facility. Tibor Kelemen and Steven Beckett of Bacchus Development represented both parties.
Saleh Family Trust paid $2.2 million to Kea Lani Investments for a 2,816-square-foot Jack in the Box restaurant building at 20101 Lake Forest Drive in Lake Forest. Hamid Soroudi of Charles Dunn Co. represented the buyer. Irvine-based Faris Lee Investments represented the seller.
DD Fullerton LLC paid $1.8 million to Jan LLC for 14 apartments at 2030 to 2036 E. Whiting Ave. in Fullerton. The apartments sold for $128,571 apiece at a capitalization rate of 6.4%. Jon Mitchell and David Yeh of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

Several companies leased or renewed space at Xerox Centre at 1851 E. First St. in Santa Ana: Seabright Insurance leased 17,040 square feet; law firm Adelson, Testan, Brundo & Jimenez renewed for 11,578 square feet; Devonshire Group renewed for 10,170 square feet; and Brymus Capital renewed a 2,098-square-foot lease. Liz Hurley, John Tran and Rick Kaplan of Cushman & Wakefield Inc., Curtis Elmore of Jones Lang LaSalle and Simon Dillon, Mark Friend and Justin Hill of CB Richard Ellis Group Inc. represented the tenants or landlord, WCB Properties.
Phone system provider Nexus IS Inc. of Los Angeles leased 13,963 square feet of office space at Alton Corporate Plaza at 1733 Alton Parkway in Irvine. The value of the five-year lease wasn’t disclosed. Nexus IS plans to occupy the space in July. Brian Garbutt of Lee & Associates-Irvine Inc. represented landlord Legacy Partners. Grubb & Ellis Co. represented the tenant.
Hair Tech International Inc. leased 4,960 square feet of office space at the Bacchus Office Park, 16310 Bake Parkway in Irvine. The two-year lease is valued at $219,000. Jordan DeMeis of Southwest Commercial represented the tenant. Lee & Associates represented landlord Lambrusco Ventures Inc.
Federal Financial Advisors Inc. subleased 4,262 square feet of office space at 100 Bayview Circle in Newport Beach. Terms of the lease weren’t disclosed. National Technical Systems Inc. signed a lease for space at 34052 La Plaza Drive in Dana Point. The amount of space leased was not disclosed. The building is 14,872 square feet. The value of the three-year lease wasn’t disclosed. The technical engineering company is publicly traded and based in Calabasas. Michael Dorsey of Grubb & Ellis represented the tenant and landlord, Bettye Trowbridge Vaughen Trust.
APA Home Health Care Services Inc. leased 765 square feet of office space at 12362 Beach Blvd. in Stanton. Terms of the lease weren’t disclosed. Patrick Sharples of Cox Commercial Inc. represented both the tenant and landlord Stanton Office Plaza LP.
Millennium Alarm Systems leased 631 square feet of office space at 520 N. Brookhurst St. in Anaheim. Terms of the lease weren’t disclosed. Patrick Sharples of Cox Commercial represented the tenant and landlord Jack Markovitz Family Trust.
