REAL ESTATE DEALS

SALES

Robert and Grace Chiu paid $2.7 million to Martin Morgenstern for the Florida Street Apartments, a 15-unit complex at 19072 Florida St. in Huntington Beach. Ken Morgan and Jay Skendarian of Morgan Skendarian Investment Real Estate Group represented the seller. Robert Marroche of Century 21 Real Estate LLC represented the buyer.

Maxim Flex Pac Inc. paid $2.5 million to Koll Co. for two industrial condominiums totaling 8,811 square feet at Koll Center 3 in Irvine. The units sold for $289 per square foot. The center has 11 buildings spanning 22,158 square feet. Kevin Turner, Michael Hartel and Travis Haining of Voit Commercial Brokerage LP represented both parties.

CemTek Environmental paid $2.2 million to Escalette Enterprises LLC for a 12,747-square-foot industrial building with office space at 3041 Orange St. in Santa Ana. Greg Velastegui, Trent Walker and Jeff Williams of Voit Commercial Brokerage represented both parties.

Moore Iacofano Goltsman Inc. paid $2.2 million to RPL Enterprises LP for a 6,000-square-foot office building at 801 N. Harbor Blvd. in Fullerton. Travis Dunn and Cameron Irons of Vanguard Commercial Group represented both parties.

Knickerbocker Properties Inc. sold a 78,000-square-foot industrial building at 1709 Apollo Court in Seal Beach to TPX LP. Terms weren’t disclosed. John Schumaker of CB Richard Ellis Group Inc. represented the seller. Sheri Messerlian of NAI Capital Inc. and Clint McMorris of Colliers International represented the buyer.


LEASES

Amonix Inc., a maker of solar power cells, leased a 78,000-square-foot industrial building at 1709 Apollo Court in Seal Beach. The value of the five-year lease wasn’t disclosed. The building was recently purchased by TPX. Sheri Messerlian of NAI Capital Inc. represented the tenant. Clint McMorris of Colliers International represented the landlord.

Phans55 Inc. leased 2,314 square feet of restaurant space at 1981 Sunnycrest Drive in Fullerton. The 10-year lease is valued at $1.4 million. Travis Dunn and Cameron Irons of Vanguard Commercial Group represented landlord Accretive Laguna Partners LLC and the tenant.

Jon & Tim Inc. leased 1,100 square feet of retail space at 500 N. Harbor Blvd. in Fullerton. The 10-year lease was valued at $554,688. Travis Dunn and Cameron Irons of Vanguard Commercial Group represented landlord Fullerton Historic Theater Foundation and the tenant.
