SALES

Brent and Amy Ducoing paid $3.7 million to Hollywood-based CIM Group Inc. for a 25,000-square-foot store housing an Old Navy at Brea’s Birch Street Promenade. Carlos Lopez and Nicolas Coo of Faris Lee Investments represented CIM. The buyers were represented by John Bauman of First Cornerstone Realty USA.

San Clemente-based Sy Corp. paid $2.8 million to Irvine’s Kenko World for a 37,520-square-foot industrial building at 20662 Prism Place in Lake Forest. Sy previously leased the space for distribution. Stan Mullin of Grubb & Ellis Co.’s Newport Beach office represented the seller. Kurt Bruggerman Lee & Associates Commercial Real Estate Services represented the buyer.

Controlled Motion Solutions Inc. paid $1.3 million for a 15,212-square-foot industrial building at 911 Poinsettia Ave. in Santa Ana. Voit Commercial Brokerage’s Mike Hefner and Greg Ozimec represented seller Burke Santa Ana Business Center along with Tyler Pollock of Burke Real Estate. Chuck Hardy represented Controlled Motion.

Landscaper Leonard Chaidez Tree Service paid $900,000 for a one-acre contractor’s yard at 2298 N. Batavia in Orange. Colliers Seeley International Inc.’s Dan Patterson represented the buyer. Colliers Seeley’s Brad Christian represented seller Tom Walsh.

Kaszton Family Trust of Irvine paid $884,200 to Systems Partners LP of Laguna Hills for a 1.25-acre parcel at 6 Bunin in the Irvine Spectrum. Plans call for a 19,000-square-foot building on the site that is set to be the base for the family’s design and printing company. The building is slated to be done a year from now. Stan Mullin and Jim Cunningham of Grubb & Ellis’ Newport Beach office represented both parties.

Newport Beach’s CT Realty Advisors paid $7.7 million to Los Angeles-based Commercial Ventures for the 102-unit Contadora Apartments in Corona. David Casper and Bruce Furniss of Grubb & Ellis represented CT Realty. Neil Schimmel of Investors Management Group represented the seller.

Costa Mesa-based O’Donnell/Atkins Co. brokered KB Home’s buy of 121 residential lots in the Menifee Hills area of Riverside County from John Laing Homes. A price wasn’t disclosed. Mac O’Donnell and Steve Jones of O’Donnell/Atkins represented both parties.

Irvine-based Sperry Van Ness handled the sale of a 38,000-square-foot Fresno shopping center for undisclosed terms. Matthew Sullivan of Marcus & Millichap’s Los Angeles office represented the unnamed seller. Reza Etedali of Sperry Van Ness represented the unnamed buyer as a part of a 1031 tax deferred exchange.


LEASES

Santa Fe Springs-based Rhino Mart Inc., a seller of surplus goods, leased 35,000 square feet of space at the Summit Springs Business Park in Santa Fe Springs. The five-year lease is valued at nearly $1 million. Colliers Seeley’s Chuck Wilson and Patrick Remolacio represented landlord Wysard Family Trust. Jason Jamison of GM Properties represented Rhino Mart.

MCSi, a video gear installer, leased 31,000 square feet of office and R & D; space at the Cypress Business Park in Cypress for five years in a deal valued at $1.7 million. Clyde Stauff of Colliers Seeley represented landlord ProLogis Trust. Foster & Co. represented MCSi.

LBI Technologies Inc. leased 14,760 square feet of industrial space at 1001 S. Linwood in Santa Ana for five years in a deal valued at $548,751. Tom Dorman of CB Richard Ellis Services Inc.’s Anaheim office represented LBI.

Hawk Hockey Inc., a sporting goods company, leased 12,945 square foot of retail space at 1420 S. Village Way in Santa Ana for three years in a deal valued at $430,000. Dave Desper and Andy Buie of CB Richard Ellis’ Newport Beach and Anaheim offices represented landlord Northern McFadden LP. Desper also represented Hawk Hockey.

West Coast Lens leased 6,750 square feet of industrial space at 7592 Reynolds Circle in Huntington Beach for three years from West Whitney Properties Co. Darin McDonald and Ted Sawyer of CB Richard Ellis’ Anaheim office represented the landlord. Grubb & Ellis represented West Coast Lens.

Environmental Industries Inc. leased 6,693 square feet of industrial space at 2840 W. First St. in Santa Ana, for 10 years in a deal valued at $1.5 million. Environmental Industries was represented by Tom McAllister of CB Richard Ellis’ Anaheim office. The undisclosed landlord was represented by Collins Commercial in Irvine.

Coldwell Banker Residential leased 6,500 square feet at 28051 Greenfield Drive in Laguna Niguel, where it plans to move a real estate brokerage from Laguna Hills. The five-year deal is valued at $1 million. Landlord Rancho Niguel II LLC of Laguna Niguel was represented by Mark Baziak and Bill Browne of the Newport Beach office of Grubb & Ellis. Pam Lytle of Coldwell Banker acted on behalf of the tenant.

Sporting goods retailer Soccer Time leased 880 square feet at 3839 W. 1st St. in Santa Ana for three years. The value wasn’t disclosed. Landlord McCalla Centre was represented by Carol Schillne, James Duke and Shannon North of CB Richard Ellis’ Anaheim office. Soccer Time was represented by Azteca Realty in Fountain Valley.
