SALES

3635 Veteran Associates LP of Beverly Hills paid $3.1 million to buy the 31-unit Ridgegate Apartments at 101 to 197 N. Ridgeway St. in Anaheim from the Kan Family Trust of Anaheim Hills. Jay Skenderian, Ken Morgan and Grant Hahn of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented both parties. The Ken Family Trust also sold the 12-unit Bush Street Apartments at 1905 N. Bush St. in Santa Ana to Acacia-Spinnaker LLC of Newport Beach for $800,000. Skenderian and Rick Applebaum of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented both parties.

Ashby and Laura Jones of Fullerton paid $500,000 to Joseph and Arlette Dibsy of Santa Ana for the eight-unit Rose Apartments at 303 N. Rose St. in Anaheim. Wil Drouin of Drouin Realty represented the buyers. Rick Applebaum of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented the sellers.

Ramona Investments of Orange County bought a 100,320-square-foot industrial building in Chino from Investment Building Group of Orange County for $5 million. Jedd Zaun of Lee & Associates’ Newport Beach office represented Ramona Investments.

Jack and Kathy Markovitz Trust sold a 10,776-square-foot industrial building at 6401 Global in Cypress to Impac Properties LLC for $1.1 million. David Cox of Ashwill Associates represented both parties.

Aslan Marin Club LLC of Irvine purchased the 220-unit Marin Club apartment community in Pomona from Steadfast MCA LLC of Newport Beach for $13.1 million. Brian Hawkins and Margie Molloy of Hendricks & Partners represented both parties.

California Elite Sports Center paid $2.6 million to The Brookhollow Group for a 27,390-square-foot industrial building at 22982 Avenida Empresa in Rancho Santa Margarita. Dean Krieger and Mark Jerue of Lee & Associates’ Irvine Spectrum office represented California Elite. Tyler Mattox, John Desper and Ted Snell of CB Richard Ellis’ Newport Beach office represented Brookhollow.

The Royce Co., an Artesia-based property management company, purchased a 27,439-square-foot office building at 520 N. Brookhurst St. in Anaheim from Anaheim-based SMP LP for $2.2 million. Robert Mejia of Voit Commercial Brokerage’s Anaheim Metro office represented Royce. Alan Pekarcik of Voit’s Irvine office and Robert Mejia and Robert Mitchell of Voit’s Anaheim Metro office represented SMP.

Unipac LLC acquired a 33,287-square-foot industrial building in Commerce from George and Roberta Torres for $1.8 million. Ken Simpson and Peter Mercz of Klabin Co. represented Unipac. Michael Hefner and Pete Beauchamp of Voit’s Anaheim Metro office represented the sellers.

Southland Claims Services Inc., a company that specializes in insurance claims, bought an 11,429-square-foot property at 7761 Garden Grove Blvd. in Garden Grove from State Farm Insurance for $1 million. Phil Fridd of Lee & Associates’ Orange County office represented Southland Claims Services. Serge Vishmid, Steve Sanders and Bruce Kaufer of Grubb & Ellis represented State Farm.


LEASES

Union Bank of California leased a 4,550-square-foot retail space in Brea Marketplace at 203-C W. Imperial Highway in Brea from Watt Management Co. The five-year lease was valued at $500,000. The bank will be expanding into Brea with a new retail branch. David Powell of NAI Capital Commercial represented Union Bank of California. CB Richard Ellis represented Watt Management.

Olympus America Inc. leased a 15,851-square-foot office space at 10805 Holder St. in Cypress from IRP Muller Associates of Laguna Hills. The 5.5-year lease was valued at $1.8 million. E. Olofson of Cushman & Wakefield represented Olympus America. Lonnie Riddle, David Shammas and Chad Carlberg of Grubb & Ellis’ Anaheim office represented IRP Muller Associates.

Other

Johnson Capital’s Irvine office arranged $7 million in permanent loans for two distribution buildings: a 60,834-square-foot concrete tilt up distribution building in Anaheim and a 61,130-square-foot concrete tilt up building in San Jose. Power Plus occupies the Anaheim building.
