An undisclosed buyer paid $24.7 million to 5405 Garden Grove Blvd LP, Orangegate Investors LLC and High-Rise Investors LLC for three office buildings totaling 133,776 square feet in the Avalon Center at 5405, 5455 and 5555 Garden Grove Blvd. in Westminster. The buildings are full. Jeffrey Cole, Rick Putnam and Edward Hernandez of Trammell Crow Co. represented both parties.
Greenlaw Partners and Guggenheim Real Estate LLC paid $11.1 million to Newport Beach-based Hager Pacific Properties for a 129,600-square-foot industrial building at 605 to 611 E. Cerritos Ave. in Anaheim. The property is leased to electronics maker APW Ltd., air conditioning equipment distributor Western Air and Import Stone Inc., a distributor of stone slabs and tile. Brian Corrigan and Rob Socci of Voit Commercial Brokerage LP represented both parties.
Kyowa America Corp. paid $7.9 million to Park Center Exchange I LLC for a 74,107-square-foot building in the Westminster Business Center at 14600 Hoover St. in Westminster. Kyowa, which does plastic injection molding, plans to occupy the building. Brian DeRevere and Bob Goodmanson of CB Richard Ellis Group Inc. represented the seller.
Fariba Z. Mahjoor paid $5 million to Donald R. Mealing for the 23,000-square-foot flex-tech building at 180 Avenida La Pata in San Clemente. Rob Johnson of Johnston Pacific Commercial Real Estate Inc. represented both parties.
RJ 1200 Main Street Investors LLC paid $4.2 million to Tioga Properties LLC for the 20,735-square-foot office building at 1200 Main St. in Irvine. Gary Stache of CB Richard Ellis represented the buyer. Dennis De Meis of Southwest Industrial Real Estate Inc. represented the seller.
Western States Technologies paid $3.9 million to John and Colleen Emick Wilcox for the 22,414-square-foot industrial building at One Mason in Irvine. Jeff Mitchell of Voit Commercial Brokerage represented both parties.
