SALES


Western Financial Planning Corp. paid $3.7 million to A & L; Holdings for a 9,900-square-foot office building at 9861 Irvine Center Drive in Irvine. Western Financial is based in San Diego and has another office in Laguna Hills. Erik Thompson of Daum Commercial Real Estate represented the buyer. Craig Fitterer and Mark Jerue of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

A private investor paid $2 million to Treadwell Robertson Inc. for a 1,450-square-foot Starbucks with a drive-through at 13172 Garden Grove Blvd. in Garden Grove. The building sold at a 5.9% capitalization rate and for $1,379 per square foot. Jeremy McChesney of Hanley Investment Group Real Estate Advisors represented both parties.


LEASES


Irvine-based California First National Bancorp leased 43,371 of space at 18201 Von Karman Ave. in Irvine. The five-year lease is valued at more than $4.5 million. Ralph Simmonds of Simmonds Realty Group Inc. represented the tenant. John Weiner of CB Richard Ellis Group Inc. represented the undisclosed landlord.

Thompson National Properties LLC expanded its headquarters by leasing 22,464 square feet of office space at 1900 Main St. in Irvine. The company retained the 7,444 square feet of office space at 1901 Main St., Suite 108, in Irvine, its previous headquarters. Jack McNutt of Grubb & Ellis Co. represented the tenant.

Terrazzo and Marble Supply Co. leased 20,000 square feet of industrial space at 12632 Monarch St. in Garden Grove. The four-year lease is valued at $682,800. Scott Smith of Lee & Associates represented landlord Coordinated Delivery and Installation Inc. Bob Goodmanson of CB Richard Ellis Group represented the tenant.

KMJ Corbin & Co. leased 17,347 square feet of office space at 555 Anton Blvd. in Costa Mesa. The value of the eight-year lease was not disclosed. Greg May and Oliver Fleener of Grubb & Ellis represented landlord RREEF America REI II Corp. Randy Park of Travers Realty Corp. represented the

lessee.

Le Limited Partnership leased 14,400 square feet of industrial space at 1111 N. Tustin Ave. in Anaheim. The value of the five-year lease was not disclosed. Steve Bryant of Grubb & Ellis represented the tenant.

Bullet Freight Systems Inc. leased 11,839 square feet of industrial space at 721 E. Ball Road in Anaheim. The value of the five-year lease was not disclosed. Matt Didier of Grubb & Ellis represented landlord Realty Associates Fund VI. Matthew Fryer of Lee & Associates represented the tenant.

Children’s Hospital of Orange County renewed its lease of 10,363 square feet of office space at 1120 W. La Veta Ave. in Orange. The lease is valued at $1.3 million. Sonya Dopp-Grech of Lee & Associates represented the tenant. Linda Hedden of Jamison Services Inc. represented landlord 4128 Wilshire LLC.

Frank Torriero III leased 3,000 square feet of retail space at 28162 Camino Capistrano, Suite 108 in Laguna Niguel. The three-year lease is valued at $135,360. Roger Niez of Sperry Van Ness represented the tenant. Roger Niez and Dave Bueche of Sperry Van Ness represented landlord, 28142-26162 Camino Capistrano LP.
