The Petino Trust paid $11 million to CTG Properties of Anaheim for a 138,253-square-foot industrial building at 540 Melrose in Placentia. Brad Bierbaum, Ian Britton, Bob Goodmanson and Brian DeRevere of CB Richard Ellis Inc. represented both parties.

An undisclosed private investor paid $4 million to the Hirsch Trust for the 36,282-square-foot Orangewood Office Building at 7077 Orangewood Ave. in Garden Grove. The building is 95% full. Jeff Hanson and Ryan Gallagher of Grubb & Ellis Co. represented the buyer. Sean Ahern of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

John Kallab paid $3.2 million to San Diego-based Waxie’s Enterprises Inc. for a 35,686-square-foot industrial building at 3301 Segerstrom in Santa Ana. Greg Diab of Lee & Associates represented Kallab. Don Mitchell and Dave Desper of CB Richard Ellis represented the seller.

Brookline Aliso Viejo LLC paid $2.2 million to Brenexus, a venture of Santa Ana-based Nexus Cos. and Steve Bren, for a 9,900-square-foot office building at 8871 Research Drive in Irvine. Brian Childs of NAI Capital Commercial Real Estate Services represented Brookline. Brenexus represented itself.

Private Investor Carmen Felton paid $1.7 million to Mayfair Lodge LLC for the sixteen-unit Mayfair Lodge apartments at 917 W. Lodge and 1176 N. Mayfair in Anaheim. Larry DeSantis of Sperry Van Ness represented the seller. Anita Wyrgatsch of A.M. Wyrgatsch Real Estate represented Felton.

LTM Properties paid $1.6 million to Mark IV Capital Properties Inc. for a 15,184-square-foot office building at 3720 S. Susan St. in Santa Ana. George Economos and Steve Economos of NAI Capital Commercial represented both parties.

Jay and Marci Laub paid $1.5 million to The Corona Partnership for a 13,585-square-foot industrial building at 2900 E. Ricker Way in Anaheim. Allen Buchanan and Johnny Eubanks of Lee & Associates represented both parties.

Adrian Bizoi paid $1.1 million to Santa Ana-based Efficient Lighting Upgrade Inc. for an 8,800-square-foot industrial building at 2802 S. Susan St. in Santa Ana. Greg Diab and Jack Haley of Lee & Associates represented both parties.

A private investor paid $840,000 to PAMA Management Inc. for a 10,118-square-foot office building at 429 S. Bristol St. in Santa Ana. John Bergan of Bergan-Russell & Associates Com-mercial Real Estate Services represented both parties.

LEASES

Irvine-based Pouch Record Manage-ment leased a 38,725-square-foot industrial building at 2309 Moore Ave. in Fullerton. The five-year deal is valued at $1.1 million. Greg Diab and Jack Haley of Lee & Associates represented the tenant. Clyde Stauff of Colliers Seeley International Inc. represented landlord the J. William & Jean Maloney Trust.

Hawthorne Financial Corp.’s Hawthorne Savings Bank leased 25,348 square feet of office space at 1231 E. Dyer Road in Santa Ana. The deal is valued at $2.5 million. Barry Gail and John Gallivan of Cushman & Wakefield Inc. represented landlord PS Business Parks Inc. Kyle Lundy of CB Richard Ellis represented the tenant.

Evergreen Shipping Co. leased 23,288 square feet of office space at 6021 Katella Ave. in Cypress. The five-year deal is valued at $2 million. Brad Bierbaum, Ian Britton, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented both parties.
