SALES

Marcus Adams Capital LLC paid $13.3 million to F & F; Centerpark Associates LLC for the Placentia Corporate Center, a 103,667-square-foot office and research and development campus at 721 to 781 Kimberly Ave. and 600 to 660 Placentia Ave. in Placentia. Kevin Shannon, Scott Schumacher, Michael Moore, David Giglio and Jon Swallow of Grubb & Ellis Co. represented both parties.

Faith Defenders Church paid $6.9 million to Embassy Christian Center for a 50,000-square-foot office building at 17601 Fitch Ave. in Irvine. John Stevenson of Lindstrom Financial Group represented the buyer. Mariko Beaver of Beitler Commercial Real Estate Services and Kandice Thayer of First Team Real Estate represented the seller.

Kevin Apor of Apor Properties LLC paid $4.4 million to 46 Corporate Park LLC for a 20,100-square-foot office building at 46 Corporate Park in Irvine. Marketing company Strottman International Inc. sold the building and then signed a seven-year lease for undisclosed terms. Matt Didier, David Giglio and Art Holland of Grubb & Ellis represented the buyer. John Salmon of Professional Real Estate Services Inc. represented the seller.

Newport Beach-based real estate developer Steadfast Cos. paid $3 million to M & J; Investments Ltd. for a 20,000-square-foot office building and land at 2100, 2106 and 2110 N. Main St. in Santa Ana. Gil Marrero of Voit Commercial Brokerage LP represented both parties.

Philip Kahn paid $2.6 million to Peter Rothschild for a 19,414-square-foot industrial building at 824 W. 18th St. in Costa Mesa. Pat Lacey of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Davis Partners represented the seller.

Architectural firm Ralph Allen & Partners paid $2.4 million to Leo Alonso for an 18,790-square-foot industrial building at 2400 Pullman St. in Santa Ana. Allen Lukei of Lukei & Associates represented the buyer. John Collins of Voit Commercial represented the seller.

Andy Chao paid $2.2 million to Rethwisch Family Trust for a 21,517-square-foot industrial building at 535 W. Walnut Ave. in Orange. Brian Williams of Voit Commercial represented the buyer. Greg Diab of Lee & Associates represented the seller.

JRSP LLC paid $l.5 million to QPE Inc. for a 12,125-square-foot industrial building at 1861 Reynolds Ave. in Irvine that’s set to be leased back to the seller. Chuck Gardner of Daum Commercial Real Estate Services represented the buyer. Alan Deszcz and Mel Wagstaff of Sperry Van Ness represented the seller.

Clarion Mortgage Capital paid $1.5 million to David Mileski for a 10,791-square-foot office building at 319 Palm Drive in Placentia. The company is moving its headquarters from leased space in Brea. Steve Schaner, Lori Smith and David Giglio of Grubb & Ellis represented both parties.

Bernardino and Eugenia Rios paid $1.4 million to Roy and Penelope Woehrman for the 12-unit Ross Court apartments at 1223 N. Ross St. in Santa Ana. Rick Applebaum of Morgan Skenderian Investment Real Estate Group represented both parties.

Ismile Hasan Noorbaksh paid $1.4 million to Lanco Exchange Inc. for the eight-unit Glen Oaks Apartments complex at 1826 to 1828 Glenoaks Ave. in Anaheim. Committed Real Estate represented the buyer. Grant Hahn of Morgan Skenderian represented the seller.

Dacon Systems Inc., a wire and cable maker, paid $1.3 million to Quirk Management for a 10,656-square-foot industrial building at 2720 Shannon St. in Santa Ana. Jeff Mitchell and Greg Velastegui of Voit Commercial represented both parties.

David Bang Associates, a maker of playground equipment, paid $1.2 million to Dennis Ayres and Steve Foran for a 10,185-square-foot industrial building at 1885 N. Main St. in Orange. Steve Eberle of Eberle Co. represented the buyer. Mitch Zehner and Louis Tomaselli of Voit Commercial represented the sellers.


LEASES

Dental products company Vident renewed its lease for 43,316 square feet of industrial space at 3150 E. Birch St. in Brea. The 10-year deal is valued at $3.5 million. Louis Tomaselli and Mitch Zehner of Voit Commercial represented Vident and landlord J. Victor Construction.

Costa Mesa-based QSC Audio Products Inc. leased 41,800 square feet of industrial space at 1700 Sunflower Ave. in Costa Mesa for storing and distributing amplifiers, loudspeakers and other audio gear. The terms of the deal weren’t disclosed. Barry Knudson of CB Richard Ellis Group Inc. represented the tenant. Lee McCullough of Colliers Seeley International Inc. represented landlord Cannon Sunflower Properties.

Weyerhaeuser Co. leased 34,040 square feet of research and development space at 11100 Hope St. in Cypress. The value of the five-year deal was not disclosed. Mike Fowler of Newmark & Company Real Estate represented the tenant. Sam Chu of CB Richard Ellis represented landlord Cypress Land Co.

Afeel Corp. leased a 24,057-square-foot industrial building at 11100 Dana Circle in Cypress. The value of the seven-year deal wasn’t disclosed. Kirk Cole of Grubb & Ellis represented the tenant. Sam Chu of CB Richard Ellis represented landlord Cypress Land.

StrikePoint, a commodities firm, leased 5,592 square feet of office space at 27201 Puerta Real in Mission Viejo. The three-year-plus deal is valued at $474,760. George Economos, Steve Economos and Geoff DeWolf of NAI Capital Commercial represented the tenant. Greg Puccinelli of Grubb & Ellis represented landlord Mission Ridge Associates.
