Sares-Regis Group of Irvine and AIG Global Real Estate Investment Corp. paid $64 million to Northwestern Mutual Life Insurance Co. for the 344-unit Seabridge Villas Apartments at 20191 Capecoral Lane in Huntington Beach. Ray Eldridge, Sean Deasy and Chris Knowles of CB Richard Ellis Inc. represented both parties.

Newport Beach-based Newport Federal Financial paid $14 million to Los Angeles-based Kilroy Realty Corp. for the four-building, 157,593-square-foot Anaheim Corporate Center office park at 5101 to 5109 La Palma Ave. Mitchell and Mike Bouma and Alan Pekarcik of Voit Commercial Brokerage represented Newport Federal. Joe Hanen of Kilroy Realty represented his company.

An unnamed private investor paid $4.4 million to CTK LLC for the 32,153-square-foot Santa Ana Square retail center. The property is 85% full. Phil Voorhees, Gary Stache and Pat Scruggs of CB Richard Ellis represented both parties.

The Mayfield Trust paid $4.25 million to Pacific Castle Group LLC for the two building, 19,402-square-foot Foothill Center retail complex at 20651 to 20671 Lake Forest Drive in Lake Forest. The center is 97% full. Reza Etedali of Sperry Van Ness represented both parties.

Anthony and Jeannie Fung paid $3.4 million to Jack Crouse for the 32-unit Mountain View apartments at 2082 and 2083 S. Mountain View Ave. in Anaheim. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented both parties.

Cardinal Investment Properties LLC paid $2.9 million to Thomas S. Brazier Trust for two industrial buildings totaling 39,812 square feet at 5416 and 5412 Argosy in Huntington Beach. David Cox of Ashwill Associates Inc. represented the buyer. Jeff Hirch of Lee & Associates Commerical Real Estate Services Inc. represented the seller.

2101 N. Tustin Ave. Partners LLC paid $1.7 million to Ethan Allen Inc. for a store at 2101 N. Tustin Ave. in Santa Ana. Ken Gould and Chris Latta of Lee & Associates Commerical Real Estate Services Inc. represented both parties.

An undisclosed buyer paid $1.5 million for a 10-unit apartment complex at 17432 and 17442 Keelson Lane in Huntington Beach. Matthew Wenzel and Glenn Hewitt of Marcus & Millchap Real Estate Investment Brokerage represented buyer and seller.

Two Newport Beach investors paid $1.4 million to an undisclosed seller for the 19-unit The Villa de Las Flores apartment complex at 510 S. Flower St. in Santa Ana. The complex is full. Charlie Kennedy of Sperry Van Ness represented both parties.

Gargoil Production LLC paid $1.4 million to Broken Leg Land & Development Co. for an 11,900-square-foot industrial building at 15931 Chemical Lane in Huntington Beach. David Cox of Ashwill Associates represented the buyer. Mike Long of Lee & Associates represented the seller.

Juztwin LLC paid $1.4 million to Lindon Legin Co. for a retail building at 7872 Edinger Ave. in Huntington Beach. Phil Voorhees of CB Richard Ellis represented both parties.

Truck-racing company Rainer Holdings LLC paid $1.3 million to Aerosteel LLC of Tustin for a 10,160-square-foot industrial building at 26361 Dimension Drive in Lake Forest for its headquarters and auto shop. Garrett Sholer and Dave Kluver of Grubb & Ellis represented the seller. Bill Garrett of Lee & Associates represented the buyer.

An Orange County family trust paid $1 million to a Los Angeles-based family partnership for a 6,114-square-foot retail center at 21501 Brookhurst St. in Huntington Beach. Steve Abraham of Property Group International represented the buyer. Rick Rivera of Centers Business Management represented the seller.

West Central Park Associates paid $617,000 to Andrews & Freese LLC for a 6,600-square-foot industrial building at 519 W. Central Park in Anaheim. Paul Fisher of NAI Capital Commercial Real Estate represented both parties.
