An undisclosed buyer paid $13.5 million to Harpo LLC for Santa Ana’s One Park Plaza, a 166,616-square-foot office building at 1901 E. First St. Gary Pesner of Irvine-based Sperry Van Ness represented Harpo. Gil Marrero of Voit Commercial Brokerage represented the buyer.
LCDC Resort LLC paid $5.25 million to DATTA for the 41-room La Casa Del Camino Hotel in Laguna Beach. Steve Patel of Coldwell Banker Commercial American Spectrum represented both parties.
Kevin Orlon paid $4.1 million to Pacific Park Executive Plaza LLC for the 20,032-square-foot Pacific Park Executive Plaza in Aliso Viejo. Chris Bates, Mark Larson, Gary Stache and Jon Marchiorlatti of CB Richard Ellis Services Inc. represented both parties.
Orchard LLC paid $3.6 million to E Realty Fund for the 37,729-square-foot Cy-press Professional Building at 6101 E. Ball Road in Cypress. Michael Lawrence of Marcus & Millichap represented the seller. Jim Dalin and Dennis Bloom of Westcorp Comm-ercial Group represented the buyer.
Anaheim apparel maker AST Sportswear Inc. paid $3.2 million to DSA Anaheim Business Park for a 37,561-square-foot industrial building at 4340 Miraloma Ave. in Anaheim. Walter Frome of Trammell Crow Co. represented AST. Jeffrey Denning of DSA Anaheim represented his company.
Brandywine Development Corp. paid $3.1 million to Chapman University for 5.4 acres of land on Bolingridge Drive in Orange where it plans to build 21 homes. Tom Dallape and Norm Scheel of The Hoffman Co. represented the buyer.
Philip Quaranta, owner of R & B; Gear, a maker of promotional beach towels, backpacks and other items, paid $2 million to The Irvine Company for 2.2 acres of land in the Irvine Spectrum. Quaranta plans to build a 33,216-square-foot headquarters on the site at Tesla and Goddard. Work is expected to start a year from now. Stan Mullin and Jim Cunningham of Grubb & Ellis Co.’s Newport Beach office represented the seller. Dick Silva of Lee & Associates Commercial Real Estate Services represented the buyer.
Peter W. Evans of Huntington Beach paid $1.4 million for the Costa del Lido complex of detached single-story homes at 2453 Orange Ave. in Costa Mesa. The undisclosed seller was represented by R. Earle Weichman. Steven C. Brombal of the Newport Beach office of Hendricks & Partners Inc. acted on behalf of the buyer.
Newport Beach-based Pacific Communities Inc. bought 118 lots at Moreno Valley Ranch for undisclosed terms from Highpoint Communities Inc. of Laguna Woods. Graham Gilles and Matt Brown of The Hoffman Co. represented both buyer and seller.

Display Boys Inc. leased 22,000-square-feet at 17302 Murphy Ave. in Irvine for two years in a deal valued at $310,003. Denny Pender of the Nathan Howard Group Inc. represented the tenant. Stan Mullen of Grubb & Ellis represented the undisclosed landlord.
Richmond, Va.-based LandAmerica Financial Group Inc. leased 10,808 square feet of space at 4 Hutton Centre Drive in Santa Ana from Transwestern Investment Co. for five years. Financial terms weren’t disclosed. Randy Parker of Travers represented LandAmerica. Greg May of Transwestern represented his company.
The Orange County Department of Education leased 10,500 square feet at 1220 Village Way in Santa Ana for its headquarters. The five-year deal is valued at $600,000. Denny Pender of Nathan Howard Group represented the undisclosed landlord. Doug Garrett of Lee and Associates represented the Department of Education.
San Francisco-based Catellus Devel-opment Corp. leased 6,547-square feet of office space at 1801 E. Edinger Ave. in Santa Ana for five years in a deal worth $569,589. Catellus was represented by Tom Abel of CB Richard Ellis’ Anaheim office. The undisclosed landlord was represented by Paul Kott Realtors Inc.
OTHER
Newport Beach-based Partners Realty Capital LLC provided an $8.5 million loan for the purchase of Taylor Woodrow Homes’ office building in the Irvine Spectrum. Doug Marshall structured the 85% loan-to-value deed through a sale and lease back.
