SALES


Advanced Scientific Enterprises Inc. paid $2.7 million to U4T LLC for a 20,440-square-foot industrial building at 7442 Vincent Circle in Huntington Beach. The building sold for $132 per square foot. It has two drive-in bays and one loading dock. Michael Bouma of Voit Commercial Brokerage LP and Steve Eberle of Eberle Co. represented the seller. JR Williamson of NAI Capital Inc. represented the buyer.


LEASES


Grandma Lucy’s leased 13,718 square feet of industrial space at 5 Chrysler in Irvine. The company makes all-natural dog and cat treats and will use the space as its corporate headquarters. The value of the five-year lease wasn’t disclosed. The company relocated from a 7,000-square-foot space at the Irvine Spectrum. Nick Carey and Dave Kluver of Grubb & Ellis Co. represented landlord Tryon. Todd Hergesell and Kevin Bayless of Voit Commercial Brokerage represented the tenant.

Prominent Escrow Services Inc., part of Assured Title Agency LLC, subleased 5,245 square feet of office space at 1201 Dove St. in Newport Beach. Michael Dorsey of Grubb & Ellis represented the sublesee. Stonewood Properties represented sublessor Arch Bay Capital LLC. Bixby Land Co. owns the building.

Glide Fitness leased 4,650 square feet of industrial condominium space at 1609 E. McFadden Ave., Unit F in Santa Ana. The value of the three-year lease wasn’t disclosed. Gillett Commercial and Reve Pacific represented both the tenant and landlord Master Development Corp.

Javaground USA Inc. renewed its lease of 4,584 square feet for office space at 20 Fairbanks. The value of the two-year lease wasn’t disclosed. The tenant is a computer game company. Cameran Lindee of CB Richard Ellis Group Inc. represented the tenant. Landlord Irvine Company represented itself in the deal.

Assured Performance leased 3,581 square feet of office space at 8105 Irvine Center Drive in Irvine. The value of the 16-month lease wasn’t disclosed. Cameran Lindee of CB Richard Ellis represented Assured Performance. The sublessor is Heineken USA Inc. The building is owned by Irvine Co.

Assured Performance subleased 3,354 square feet of office space at 15635 Alton Ave. in Irvine. The value of the 15-month lease was not disclosed. Cameran Lindee of CB Richard Ellis represented Assured Performance. The sublessor is M & T; Bank Corp. The building is owned by Irvine Co.

Law firm Blakeley and Blakeley LLP leased 3,010 square feet of office space at 4685 MacArthur Court in Newport Beach. The value of the three-year lease wasn’t disclosed. Cameran Lindee and David Ellis of CB Richard Ellis represented the tenant. Landlord Irvine Co. represented itself.

Mega Dulces leased 2,500 square feet of office space at 1609 E. McFadden Ave., Unit D in Santa Ana. The value of the one-year lease wasn’t disclosed. Gillett Commercial and Reve Pacific represented both the tenant and landlord Master Development.

Supreme Mold leased 2,500 square feet of office space at 1609 E. McFadden Ave., Unit E in Santa Ana. The value of the two-year lease wasn’t disclosed. Gillett Commercial and Reve Pacific represented landlord Master Development. Jack Haley of Lee & Associates-Orange Inc. represented the tenant.
