Medical offices are planned next to Western Medical Center-Anaheim

Come next year, physicians wanting to practice near Western Medical Center-Anaheim stand to have more office space options.

Boureston Todd Development Inc. of Costa Mesa plans to build the Walnut Grove Medical Center office building on a 3.4-acre parcel of land near the Tenet Healthcare Corp. facility on Anaheim Boulevard. The 52,000-square-foot, three-story facility is set to cost around $7.5 million to build, according to Rich Boureston, a Boureston Todd partner.

“We’ll probably start construction in June,” Boureston said.

Walnut Grove’s shell should be finished early next year and be ready for occupancy soon after, he said.

The project is located in Anaheim’s redevelopment zone. Boureston said his firm has a ground lease from the city but will own the building. Lee & Sakahara Architects AIA of Irvine is designing the building, while R.P. Wages Inc. of Redlands is the general contractor.

Santa Barbara-based Tenet owns Western Medical Center-Anaheim and nine other Orange County hospitals. Boureston said his firm is no stranger to working with the hospital operator,it built a $12 million, three-story medical office facility near Tenet’s Irvine Regional Hospital and Medical Center.

“Tenet asked us if we were interested in doing a medical office building. Tenet doesn’t do medical office buildings,” Boureston said. He added that Boureston Todd is considering doing other projects near Tenet hospitals in OC.

Boureston said about 25% of Walnut Grove Medical Center is “pre-committed.” He said about 8,000 square feet of space is set to be occupied by Western Medical Center-Anaheim. As for physicians, “they like to see the product before committing,” Boureston said.

Eileen Doody, a broker with PM Realty Group’s Newport Beach office, is handling leasing for the building. A Web site for Medical Realty Advisors, a PM Realty unit, lists Walnut Grove’s rates as negotiable.

Boureston Todd focuses on projects in and around Irvine. It’s noted for developing facilities for small business tenants. The firm’s other projects include Jeffrey Corporate Centre, an 11-building, $23 million project at Trabuco and Jeffrey roads within the Irvine Spectrum. It also did a 115,000-square-foot corporate center in Irvine along Alton Parkway and a 60,000-square-foot, multi-tenant building in Aliso Viejo. n
