LA, NYC Firms Complete Industrial Project in Santa Ana

Office-to-Warehouse Conversion Hopes to Attract R&D, Manufacturing Tenants

SANTA ANA – A project replacing 200,000 square feet of office space in Santa Ana with a 163,000-square-foot warehouse for distribution, manufacturing or research and development tenants has been completed.

Los Angeles-based Kearny Real Estate Co. and New York City’s Dune Real Estate Partners finished work on Harbor Logistics Center at 3100 S. Harbor Blvd. in Santa Ana. The warehouse is located a few miles from South Coast Plaza and John Wayne Airport.

Harbor Logistics Center replaces a large office campus that existed at the site and was completed about nine months after the 200,000-square-foot facility was demolished. Kearny Real Estate bought the property for $35 million in 2018 and recapitalized the project with Dune Real Estate for $49 million in 2023.

The new industrial building, which does not yet have tenants, features 36-foot clear heights, 17 dock-high doors, a 185-foot-deep truck court, rooftop solar panels, 7,000 square feet of office space and tenant parking spaces with electric vehicle charging spaces.

Harbor Logistics Center is part of a recent trend of office-to-industrial conversions. Nearly 3 million square feet of office space in Orange County is slated to be converted into distribution, logistics or warehouse space.

Leasing will be managed by CBRE’s Orange County team of Ben Seybold, Sean Ward and Keith Greer.
