Huntington Beach Warehouse Sells for $8.3M

Industrial building includes Beach Wire & Cable as tenant

A 26,321-square-foot industrial building at 15881 Chemical Lane in Huntington Beach sold for $8.3 million earlier this month. CoStar data lists the seller as Barry S. Jaffe. The buyer was not disclosed.

The industrial building was fully leased to Beach Wire & Cable, a wholesaler specializing in communications products and equipment used in data, security and voice installations.

The warehouse was built in 1977 on 1.2 acres and features 4,689 square feet of office, a secured yard with additional storage, clear heights ranging from 17 to 21 feet, five grade-level doors, one dock position and truck access.

“This transaction highlights the rarity of coastal industrial opportunities in Orange County,” CBRE First Vice President Sammy Cemo said in a statement. “With limited inventory and a lack of new deliveries, ownership opportunities like this are increasingly scarce. The property’s functionality, short-term WALT with a rent substantially below market and strategic location near major ports make it a compelling investment.”

Cemo, Anthony DeLorenzo, Sammy Cemo, Bryan Johnson, Harry Su, Eric Cox and Mike Longo represented the seller.
