HD Supply Signs Lease for Home Improvement Store

HD Supply Repair & Remodel, a North Highlands-based supplier of home improvement and building products, plans to open its second Orange County store in Santa Ana.

The company, a division of Home Depot Inc. that targets remodeling contractors, tradesmen and home improvement & #252;ber-fanatics, signed a 10-year lease on a 95,000-square-foot industrial property, located at 1044 E. Fourth St.

The lease is valued at about $6.3 million.

The site included two warehouse buildings on 4.3 acres, which were built in the 1960s. HD Supply plans an extensive renovation of the buildings, to accommodate customers.

It took more than a year to get the site entitled for the store, according to Jeff Mitchell of Voit Commercial Brokerage LP’s Irvine office. Mitchell and Voit’s Mike Bouma represented HD Supply in the lease.

Brad Bierbaum and Sandy Nalle of CB Richard Ellis Group Inc.’s Anaheim office represented the landlord, Seidner Trading Co. and Borchard-Temecula LP.

Seidner and Borchard-Temecula paid $7.45 million for the property about a year ago.

There should be plenty of potential customers in the area. There’s more than 5,000 acres in Santa Ana that currently are under redevelopment, according to Bouma.

HD Supply counts seven Southern California stores, according to the company’s Web site. Its other OC location is in La Habra. Its stores carry more than 11,000 products.


Maguire Office for Sale

Maguire Properties Inc. has put another local office it recently acquired from the Blackstone Group back on the block.

18301 Von Karman, the 11-story building two blocks from John Wayne Airport that holds the headquarters for Golden State Foods Corp., is being put up for sale, according to real estate sources. Eastdil Secured is said to be marketing the property.

The building was built in 1989, and totals 220,000 square feet. It’s located in the four-building Von Karman Towers business complex that now includes 2211 Michelson, the new office built by Hines Interests LP and Crescent Real Estate Equities Co.

Maguire has already sold off a good chunk of the local portfolio formerly owned by Equity Office Properties Trust in two separate deals totaling $655 million.


Bixby Hires

Following its own $345 million deal with Maguire Properties, Newport Beach developer and investor Bixby Land Co. just added to its management team, with two new hires.

Bixby hired James Estrada as its director of leasing. He’ll be in charge of leasing and marketing Bixby’s OC office portfolio, which totals close to 1 million square feet.

Estrada counts more than 20 years of real estate experience as a portfolio manager and leasing specialist. Prior to joining Bixby, he was a senior vice president for Trinity Property Consultants’ commercial division.

Also joining Bixby is Berkeley Davis as the company’s director of property management. She’ll oversee management operations for Bixby’s 4.5 million-square-foot portfolio in California and Arizona.

Like Chief Executive Bill Halford, Davis hails from The Irvine Company. She oversaw a 24-office portfolio of Irvine Co. properties at Newport Center.


Fluor Expands

Fluor Corp. may have moved its corporate headquarters from Aliso Viejo to the Dallas area last year, but it still is keeping a significant presence in the area.

Back in May, Fluor signed one off the area’s larger office leases, a 169,254-square-foot deal with the Irvine Co. The buildings are in the Discovery Business Center area of the Spectrum.

It looks like the engineering and construction company has already outgrown that deal. Fluor just signed a lease for an additional 44,820 square feet of space at 15480 Laguna Canyon Road, next to the other three buildings.

The moves have been made to consolidate and expand Fluor’s Southern California operations, primarily its energy and chemical divisions.

It’s now expanded by more than 140,000 square feet in Irvine, according to Irvine Co. officials. The four buildings should hold about 1,000 workers.

Newport Beach’s Surterre Properties, a high-end housing realtor that kicked off operations last fall, just opened its second office.

Surterre’s new Laguna Beach office, at 1088 N. Coast Highway, will hold 50 agents, the company said. More than 140 agents work at the company’s 20,000-square-foot headquarters in Newport Beach.

The next steps will include expansion of its mortgage division, Sandstone Financial, and the opening of an escrow company in the next couple of months, the company said.
