From Ritz Cove to Boom Boom Room; Touring ‘The O.C.’

Twenty years ago, real estate agent Joe Smith sold Beverly Hills airplane-finance mogul Steven Udvar-Hazy four oceanfront lots in Ritz Cove for about $8 million. Udvar-Hazy erected a big home for his family there. (Smith estimates the developed site now is worth about $55 million). Time went by, then the other day Smith heard from Udvar-Hazy again. He wanted to buy the Boom Boom Room in Laguna Beach and a couple of nearby parcels (see story, this page), and wanted Smith to handle it. A fair guess would put Smith’s commission on the $25 million in transactions in the $500,000 range. “Time and luck can make you look good,” Smith said …
