Boureston Breaks Ground, Signs Three for Medical Center

Construction has started on Walnut Grove Medical Center, a medical office building on Anaheim Boulevard near Western Medical Center-Anaheim.
The 40,000-square-foot, two-story facility has signed on three tenants, according to Michael Todd, a partner with Boureston Todd Development Inc. of Costa Mesa, the facility’s developer.
“One of them is a sleep disorder center that is a Western Medical Center affiliate,” he said.
That center,the Southern California Sleep Disorder Specialists,is accredited by the American Sleep Disorders Association and treats various conditions, including sleep apnea, snoring and insomnia.
The other two tenants are a woman’s health center affiliated with Western Medical Center-Anaheim and a pharmacy. Leasing is ongoing, Todd said.
Construction on Walnut Grove Medical Center is set to finish in August, according to Boureston Todd.
Walnut Grove Medical Center is on a 3.4-acre parcel of land near Western Medical Center-Anaheim, one of 10 local hospitals owned by Tenet Healthcare Corp. of Santa Barbara. It’s expected to cost about $7 million to build.
In an interview last year, Boureston Todd partner Rich Boureston said his firm has a ground lease for the land from the city but will own the building.
R.P. Wages Inc. of Redlands is the general contractor and Lee & Sakahara Architects AIA Inc. of Irvine has designed the building, which is within Anaheim’s redevelopment zone.
Boureston Todd is no stranger to working with Tenet. The firm has also built a $12 million, three-story office building near Tenet’s Irvine Regional Hospital and Medical Center.
“Tenet asked us if we were interested in doing a medical office building. Tenet doesn’t do medical office buildings,” Boureston said at the time, mentioning that his company was considering doing other projects near Tenet hospitals in OC.
In February 2001, Boureston said about 25% of Walnut Grove Medical Center was “pre-committed,” noting that Western Medical Center-Anaheim units will occupy 8,000 square feet. Physicians, he noted, “like to see the product before committing.”
Boureston Todd has various projects in the Irvine area. The company has a reputation for developing facilities for small business tenants. Its other projects include Jeffrey Corporate Centre, an 11-building, $23 million project at Trabuco and Jeffrey roads within the Irvine Spectrum. It also did a 115,000-square-foot corporate center in Irvine along Alton Parkway and a 60,000-square-foot, multi-tenant building in Aliso Viejo.
