A joint venture of Newport Beach-based Greenlaw Partners and Guggenheim Real Estate LLC, on behalf of an investment fund, paid $32 million for the 121,977-square-foot Stadium Centre office building at 2099 S. State College Blvd. in Anaheim. The sellers of the building included MCH Stadium, JS Stadium, RM Stadium and AP Stadium. Alan Pekarcik of Voit Commercial Brokerage LP represented the buyer. The sellers represented themselves.
White Road LLC paid $10.6 million to Von Karman Associates for a 62,587-square-foot manufacturing building at 16912 Von Karman Ave. in Irvine. Greg Sargenti of Voit Commercial Brokerage represented the buyer. Ken Ward of Cresa Partners represented the seller.
Meridian Value Partners LLC paid $9.3 million to Arbors Tenant in Common Group for a 50,812-square-foot office complex at 2102 E. Fourth St. The two-building complex sold at a capitalization rate of 6.2%. Ryan Gallagher of Grubb & Ellis Co.’s institutional investment group represented the buyer in the transaction. Greenwood & McKenzie represented the seller.
LEASES
IQ InVision Inc. leased a 20,500-square-foot office building at 33122 Valle Road in San Juan Capistrano. The lease was valued at $3.5 million. IQ InVision manufactures mega pixel cameras and plans to move its headquarters to the office. Stefan Rogers of Voit Commercial Brokerage represented the tenant. Greg Pucinelli and Scott Johnson of Grubb & Ellis represented landlord Capistrano Unified School District.
Landlord PR I Santa Ana Industrial CA LLC leased out its 295,800-square-foot industrial building at 1995 Standard Ave. in Santa Ana. Behr Process Corp. took 223,560 square feet of the building and DOT Printer Fulfillment Services leased the remaining 72,240 square feet. The value of Behr’s six-year lease was not disclosed. Details of DOT Printer’s lease were undisclosed. Kevin Turner of Voit Commercial Brokerage represented the tenant. The landlord represented itself.
Expedia Media renewed its lease on a 43,428-square-foot industrial building at 4955 E. Hunter Ave. in Anaheim. The five-year lease is valued at $2.1 million. The building sits on nearly 4 acres and is located in the Placentia East Industrial submarket. Jeff Foster of ProLogis represented both parties in the transaction.
Daniel Dominguez leased 2,200 square feet of industrial space at 428 W. Sixth St. in Tustin. The five-year lease is valued at $150,540. Mary Goss and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. Landlord Van Buren Plaza LLC represented itself.
