REAL ESTATE DEALS

Seattle-based Security Properties Inc. paid $123 million to Irvine’s Bascom Group for the 628-unit Creekside Meadows apartments in Tustin. The apartments are 97% full. Dean Zander and Joe Leon of Hendricks & Partners Inc. represented both parties.

Irvine based SunCal Cos. paid $22 million to JLLC Palm Terrace Apartments LP for the 122-unit Palm Terrace Apartments at 2801 N. Bristol St. in Santa Ana. Al Pekarcik of Voit Commercial Brokerage LP represented SunCal. Ken Morgan and Jay Skenderian of Morgan-Skenderian Investment Real Estate Group represented the seller.

Enterprise Commercial Development Inc. paid $12.9 million to The Irvine Company for 4.2 acres of land zoned for medical use in the Irvine Spectrum. Jon Marchiorlatti, Chris Bates and David Bolt of CB Richard Ellis Group Inc. represented the buyer.

Aslan Medical Center I LLC paid $11 million to MJB Associates for a 42,896-square-foot office building at 17305 Von Karman Ave. in Irvine. Chris Bates, Jon Marchiorlatti and David Bolt of CB Richard Ellis represented the buyer. Tim Arguello of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Seidner Trading Co. and Borchard-Temecula LLC paid $7.45 million to Allan Kolsky for two industrial buildings totaling 95,000 square feet at 1044 E. 4th St. in Santa Ana. Brad Bierbaum and Alexander Nalle of CB Richard Ellis represented the buyers. The seller represented himself.

Star Dental Group paid $4 million to Brookline LLC for a 9,900-square-foot office building at 8871 Research Drive in Irvine. Sam Heydary and Ghity Mahdara of Sage Investment Group represented the buyer. Greg Endsley and Paul Root of Madison Street Partners represented the seller.

Excalibur Engineering Inc. paid $2.6 million to Ace Antenna Technology for an 11,082-square-foot research and development building at 9201 Irvine Blvd. in the Irvine Spectrum. Mark Jerue, Craig Fitterer, Ryan Swanson of Lee & Associates represented both parties.

Golden Oaks Upholstery Inc. leased 177,812 square feet of industrial space at 16050 Canary Ave. in La Mirada. The 6-year lease is valued at $6.2 million. Tim Cronin of Lee & Associates represented Golden Oaks. Clyde Stauff of Colliers International Inc. represented landlord Mirada Enterprises.

LA Fitness International LLC leased 42,000 square feet of retail space at Irvine Boulevard and Sand Canyon Avenue in Irvine. The 15-year lease is valued at $5.2 million. RealSource Partners represented LA Fitness. James Duke, Jeff Moore and Barclay Harty of CB Richard Ellis represented landlord the Irvine Co.

Newport Beach-based Nationwide Health Properties Inc. renewed its lease for 6,538 square feet of office space at 610 Newport Center Drive in Newport Beach. The five-year deal is valued at $1.9 million. Greg Endsley and Paul Root of Madison Street Partners represented Nationwide Health. Landlord the Irvine Co. represented itself.

Dentist Michael Dong leased 1,474 square feet of retail space in the Seagate Plaza shopping center at 16033 Bolsa Chica Road in Huntington Beach. The value of the five-year lease wasn’t disclosed. David Morgan of Real Estate Partners Inc.’s Rep Commercial Inc. represented Dong and landlord Asbury Properties of Los Angeles.
