SALES

Jack Markovitz Trust paid $12.9 million to John R. Saunders of Red Hill LLC for the 44,123-square-foot Red Hill Corporate Plaza at 15501 Red Hill Ave. in Tustin. The property sold at a 7% capitalization rate and was purchased through a 1031 exchange. Phil Cohen of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

Moorpark Associates LLC paid Harbor & Edinger, Fountain Valley LLC $11 million for a 28,975-square-foot retail building at 16201 Harbor Blvd. in Fountain Valley. The site was a former Smart & Final retail store, which underwent extensive improvements and will now be occupied by Walgreens and Fresh & Easy Neighborhood Markets stores. Chris Rodriguez and Jon Selznick of Pacific Commercial Investments represented the seller, and Ken Chasin and Dave Chasin of Pegasus Investments represented the buyer.

KAMF Tustin LLC paid $4.4 million to Selcasnan Limited Partnership for two medical office buildings totaling 20,450 square feet at 13362 and 13372 Newport Ave. in Tustin. Gary Stache and Pat Scruggs of CB Richard Ellis Group Inc. represented the seller. John Bosko and Bob Bush of NAI Capital Inc. represented the buyer.

KAMF Tustin LLC paid $3 million to Tustin Medical Arts for a 14,023-square-foot medical office building at 13422 Newport Ave. in Tustin. John Bosko and Bob Bush of NAI Capital represented both parties.

KAMF Tustin LLC paid $2.5 million to Bryan Medical LLC for an 11,968-square-foot medical office building at 1101 Bryan Ave. John Bosko and Bob Bush of NAI Capital represented the buyer. The seller represented itself.

Stuart Apartments LLC paid $2 million to Leon and Mary Jean Enk for a 21,780-square-foot apartment complex at 11711, 11731 Stuart Drive in Garden Grove. Gary Tolfa of Investment Property Group represented the seller. Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the buyer.

ACR California paid $1.8 million to Bacchus Development Co. for a 4,950-square-foot office building at 16320 Bake Parkway in Irvine. The building was constructed last year and sold for $360 per square foot. The buyer is a Mexico-based tequila distribution company. Tibor Kelemen, Jeffrey John Bitetti and Michael Vukovich of Bacchus Development represented the seller. William Bollard, an attorney, represented the buyer.

Trojan Horse Innovations paid $1.1 million to AIT Door Distributing for a 4,040-square-foot warehouse at 22572 Avenida Empresa in Rancho Santa Margarita. Guy Laferrara and Justin Smith of Lee & Associates represented the seller. Oliver Ternate of Zuvich Corporate Advisors represented the buyer.


LEASES

Crocs Inc. leased a 6,050-square-foot freestanding office building at 3005 S. El Camino Real in San Clemente. The shoe manufacturer will use the building as its regional headquarters. The five-year lease is valued at $500,000. Stefan Rogers and Tim Walker of Voit Commercial Brokerage LP represented the tenant.

Ali Madjd, Shahriar Zarrabi and Ali Raissian, doing business as Outdoor Design Center, leased 5,210 square feet of retail space in the Capistrano Home Center at 31896 Plaza Drive, Suite D-2 in San Juan Capistrano. The four-year lease is valued at $263,209. Dave Bueche and Roger Niez of Sperry Van Ness represented both the tenant and the landlord, Signature Services.
