S.S. Rainbow II LP bought the 53,484-square-foot Art Institute Building at 3601 W. Sunflower Ave. in Santa Ana from CarrAmerica for $10.8 million. Kevin Shannon of Grubb & Ellis and John Martin and Ryan Gallagher of Grubb and Ellis’ Newport Beach office represented both parties.
Jeff Grand Partners LP bought two industrial buildings totaling 20,400 square feet in Huntington Beach from Ritua Hanu Trust for $1.4 million. David Cox of Ashwill Associates represented Jeff Grand Partners. John Engh of Arrow Development represented the trust.

Providence Realty Group Inc. purchased two office buildings totaling 40,000 square feet at 23330 and 23340 Moulton Parkway in Laguna Hills for $5 million.

UOP LLC renewed its lease for 35,188-square-foot industrial space at 2050 E. and 2100 E. Orangethorpe in Anaheim from Orangethorpe Properties LLC. The five-year lease was valued at $1.3 million.
