Denver-based BROE Real Estate paid $18 million to Los Angeles-based Arden Realty Inc. for the 127,561-square-foot Irvine Corporate Center at 1821 E. Dyer Road in Irvine. The office building is full. BROE represented itself. Bob Griffith, Jon Nesbitt and Kevin Shannon of Grubb & Ellis Co. represented Arden.

OMP-Hunter Street LLC paid $9.3 million to Safstrom Family Trust for an 118,249-square-foot industrial building at 5235 E. Hunter Ave. in Anaheim. Chris Migliori of Daum Commercial Real Estate Services represented the buyer. Jim Oliver of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Pacific Pointe Partners Inc. paid $6.3 million to Paul Ostrowiecki for a 33,699-square-foot building at 2552 Walnut Ave. in Tustin. The two-story office building is set to be redone as office condominiums. John Collins and Ewan Choate of Voit Commercial Brokerage LP represented the buyer. Tim Arguello of Lee & Associates represented the seller.

OMB Electrical Engineers Inc. paid $3.1 million to CW LLC for a 9,900-square-foot office building at 8825 Research Drive in Irvine, one of 18 buildings built by Brenexus, a venture of Steven Bren and Santa Ana’s Nexus Cos. Craig Fitterer of Lee & Associates represented the buyer. Andrew Herron of the Saywitz Co. represented the seller.

John Flynn paid $2.3 million to Cristavo Property Holding Co. for a 22,930-square-foot industrial building at 1506 N. Clinton St. in Santa Ana. Greg Diab and Chuck Hardy of Lee & Associates represented the buyer.

Rod Cuervo paid $1.6 million to an unnamed seller for a 6,325-square-foot store at 122 E. 17th St. in Santa Ana. The property is set to be divided for several retailers. Roman Ciuni of NAI Capital Real Estate Services represented the buyer. Voit Commercial Brokerage represented the seller.

Jose Luis Guerrero Sr. paid $1.5 million to FTRS Family Partnership for a 1,000-square-foot office at 625 S. Lakeview Ave. in Placentia. Tom Mulrooney of Ashwill Associates Commercial Real Estate Services Co. represented both parties.

John Lacy paid $1.4 million to Remarcs Management LP for an 8,343-square-foot industrial building at 2230 Huron Drive in Santa Ana. Gloria Jewell of Prudential California Realty represented the buyer. Kevin Thomas and Jim Snyder of Lee & Associates represented the seller.

International Custom Enterprises Inc. paid $1.1 million to FTRS Family Partnership for 31,720 square feet of land at 1924 Orangeview Drive in Placentia. Tom Mulrooney of Ashwill Associates represented both parties.

Gilliam Johnson paid $1.1 million to Ron Rogers for a 6,107-square-foot building at 1202 W. Shelley Court in Orange. Doug Shinoda and Tom Mulrooney of Ashwill Associates represented both parties.

John Loguines paid $1.1 million to Fullerton Industrial Park for a 7,500-square-foot industrial condominium at 555 S. State College Blvd. in Fullerton. Tom Mulrooney of Ashwill Associates represented the buyer. Peter Sowa of Cushman & Wakefield Inc. represented the seller.

DispenseSource Inc., a maker of inventory management products, leased 24,848 square feet of office and warehouse space at 43 Tesla in Irvine. The three-year deal is valued at $1.1 million. DispenseSource is moving from Rancho Santa Margarita. Dave Howard with Resource Commercial Real Estate Inc. represented the tenant. Chris Bates of CB Richard Ellis Group Inc. represented the landlord Tesla Associates LLC.

ORYXE Energy International Inc., maker of a gas additive to cut pollution, leased 22,664 square feet of office space at 9801 to 9807 Research Drive in Irvine. The five-year lease is valued at $3 million. The company is relocating and expanding its headquarters from Irvine. Peter Castleton of Voit Commercial Brokerage represented the tenant. Don Yahn of Cushman & Wakefield represented landlord Avant Garde Properties.

Orzuna’s Masonry and Stone Cast Inc. leased 6,000 square feet of industrial space at 1835 Commonwealth Ave. in Fullerton. The five-year deal is valued at $305,806. Mike Vernick of Voit Commercial Brokerage represented the tenant. Bob Sattler of Lee & Associates represented landlord Westco Center Enterprises.

First Industrial Realty Trust Inc. leased 2,101 square feet of office space at 114 Pacifica in Irvine. First Industrial is set to move into its new regional office by December. The value of the three-year lease wasn’t disclosed. Dave Howard of Resource Commercial represented the tenant. Mauricio Letona of landlord Banyan Realty Group LLC represented his company.
